Back in May of 2015, YIMBY reported on applications filed for 36 four-story, two-family townhouses spanning 11-05 – 11-21 46th Avenue, 11-06 – 11-16 45th Road, and 45-27 – 45-41 11th Street, located in the Hunters Point section of Long Island City. Now, an on-site rendering part of the project has been spotted by The Court Square Blog, which can also report demolition of the 50,003-square-foot site’s former single-story warehouses is finished.

12-Story, 165-Unit All-Affordable Residential Building Proposed at 860 East 147th Street, Mott Haven

Back in December of 2014, YIMBY reported on applications for a nine-story, 94-key hotel at 860 East 147th Street, in eastern Mott Haven, located two blocks from the East 149th Street stop on the 6 train. Now, Radson Development is proposing to develop a 12-story, 165-unit all-affordable residential project at 860-880 East 147th Street, DNAinfo reported. The developer is currently taking the 170,000-square-foot project, which requires an individual rezoning, through the city’s Uniform Land Use Review Procedure (ULURP). It recently received approval from Bronx Community Board 1 under certain conditions, including that the property at 860 East 147th Street, where the owner filed plans for a hotel, is to be excluded from the rezoning. If approved, the new building, dubbed Dr. Martin Luther King Jr. Plaza, would rent all its units, which would be rental apartments ranging from studio to three-bedrooms, to extremely low- and low-income households. Amenities include a community room, laundry facilities, and rooftop terraces. Magnusson Architecture and Planning (MAP) is designing. Construction is tentatively scheduled to begin in early 2017 and be completed in late 2018. Five two- and three-story townhouses must first be demolished.

Office-to-Luxury Hotel-Residential Conversion Planned at Crown Building in Midtown

In early 2015, Wharton Properties and General Growth Properties (GGP) acquired, for $1.75 billion, the Crown Building – a 25-story, 385,600-square-foot multi-use commercial building – at 730 Fifth Avenue, located on the corner of West 57th Street in Midtown. Now, it’s been disclosed that developer Michael Shvo and Russian investor Vladislav Doronin are planning to acquire a large portion of the building for a mixed-use conversion project, the New York Post reported. The duo want to convert the upper floors of the current office building into an Aman hotel and 23 ultra-luxury condominium units. Wharton and GGP recently bought out the last remaining office tenant. The current owners plan to lease the remainder of the property that isn’t sold to Doronin and Shvo as retail. The retail space is currently being newly renovated and is expected to take up at least the first four above grade levels. Late last year, it was reported that Bulgari signed a 15-year lease on the ground floor.

First Look at Nine-Story, 86-Key Holiday Inn Express, 4729 Third Avenue, Belmont

Back in December of 2015, YIMBY reported on applications for a nine-story, 86-key hotel at 4729 Third Avenue, in Belmont, located two blocks south of the Metro-North Railroad’s Fordham station. Now, Michael Kang’s Flushing-based architecture firm has revealed colored schematic drawings of the project. It can also be revealed that InterContinental Hotels Group will be the hotel operator and is planning a Holiday Inn Express. The structure, which will rise on a 6,229-square-foot triangular lot, will encompass 43,789 square feet. Guest amenities will include laundry facilities, a fitness center, a business center with meeting rooms, a breakfast area, luggage storage, and parking for four bikes. Syosset, N.Y.-based Neelam Chadha is the developer. The property is currently occupied by a small single-story warehouse, and demolition permits were filed in December.

Six Four-Story, Three-Unit Townhouses Coming to 113-123 Clifton Place, Bedford-Stuyvesant

Brooklyn-based CS Real Estate Group has filed applications for three four-story, six-unit residential buildings at 113-123 Clifton Place, in western Bedford-Stuyvesant, located around the block from the Classon Avenue stop on the G train. The development will likely read like townhouses, as each building will actually be split into two 20-foot-wide sections, with three units in each “townhouse.” All of the townhouse sections will have similar configurations, with one unit located on the ground and cellar levels, another unit located on the second floor and part of the third floor, and the final unit hosted on the rest of the third floor and the entire fourth floor. The residential space varies between each building, but an average unit across the whole development should cover 1,027 square feet, indicative of condominiums. Karl Fischer is the architect of record. The 120-foot-wide lot is currently occupied by a two-story commercial building and a low-slung warehouse. Permits were field last year to demolish the structures.
