Six-Story, 10-Unit Building Coming To 5214 15th Avenue, Borough Park

Mayer Meisels has filed applications for a six-story, 10-unit mixed-use building at 5214 15th Avenue, in central Borough Park. The building will measure nearly 17,800 square feet, and a 2,750 square-foot community facility will span the top floor. Each unit, probably condos, will average roughly 1,500 square feet, and Kenneth Thomas is the applicant of record. The existing three-story building has five apartments, and demolition permits have not yet been filed. This would mark the developer’s fifth new building application in Borough Park this week, after 1230 48th Street.

48-Unit Building Wraps Up Construction At 41-07 Crescent Street, Long Island City

A little over a year ago, YIMBY revealed renderings for Ranger Properties’ nine-story, 48-unit mixed-use building at 41-07 Crescent Street, in Long Island City, and now The Court Square Blog reports the topped-out structure’s façade has nearly completed installation. The 36,320 square-foot building will include nearly 4,000 square feet of retail space. Fogarty Finger is designing, and completion is scheduled for this September.

20-Story Mixed-Use Building Rises At 265 State Street, Boerum Hill

Last December, foundation work started at 265 State Street, in Boerum Hill, where Flank and the Carlyle Group are developing a 20-story, 128-unit mixed-use building. Brownstoner now reports the building is up two stories above street level, and YIMBY has word that almost 80% of the structure’s units are in contract. Dubbed The Boerum, a hotel will occupy the first six floors, and retail is expected on the ground level. Flank is the design architect (as the firm designs and develops its own projects in-house), and Goldstein Hill & West is serving as the architect of record. Completion is slated for 2016.

Seven-Story, 36-Unit Residential Building Filed At 306 West 142nd Street, Harlem

Heritage Real Estate Partners has filed applications for a seven-story, 36-unit mixed-use building at the vacant plot of land at 306 West 142nd Street, in northern Harlem. The building will measure 39,207 gross square feet, and 2,036 square feet on the ground floor will be used for a community business facility. Each residential unit will average about 1,000 square feet, which could yield rentals or condos, and Montroy Andersen DeMarco is designing.

11-Story Mixed-Use Building Revealed at 1134 Fulton Street, Bed-Stuy

In May, YIMBY reported on filings for an eight-story, 119-unit mixed-use building at 1134 Fulton Street, in southwestern Bedford-Stuyvesant, and now Brownstoner has the Karl-Fisher-designed reveal. The building will actually be 11 stories, and an affordable housing component will boost the number of residential units to 189. Commercial space will measure nearly 18,500 square feet, where a grocery store is expected. Joseph Brunner is developing, and an existing two-story building must first be demolished.
