Air Rights Assembled For 24-Story, 246-Key Hotel At 250 West 49th Street, Midtown

The Hakimian Organization, partnered with Gorjian Properties, is acquiring 16,000 square feet of air rights for their planned 24-story, 246-key hotel building at 250 West 49th Street, in Midtown’s Theater District. The existing eight-story building is to be converted into the hotel’s lower portion, while a 16-story expansion will be placed on top, topping out at 279 feet in height. The 94,850 square-foot structure will also feature retail on the ground floor. Gillman Consulting Inc. is the applicant of record.

Seven-Story, 18-Unit Market-Rate Residential Project Filed At 3109 Buhre Avenue, Pelham Bay

Sharon Hakmon, head of Kew Gardens-based H Holding Group, has filed applications for a seven-story, 18-unit residential building at 3109 Buhre Avenue, in Middletown-Pelham Bay. Located in the East Bronx, three blocks from the 6 train’s Buhre Avenue stop, the building will measure 19,768 square feet. That means market-rate unit will average nearly 1,100 square feet a piece. The prolific Queens-based Gerald Caliendo is the architect of record, and demolition permits were filed in July to remove the existing two-family home.

Four-Story Retail Redevelopment Underway At 160-16 Jamaica Avenue, Jamaica Center

United American Land is currently redeveloping three buildings in Jamaica at 161-02, 160-08 and 160-16 Jamaica Avenue, two blocks from the E, J and Z trains’ stop at Jamaica Center/Parsons Boulevard. According to the New York Post, the structures will be connected and transformed into one four-story, 150,000 square feet commercial-retail building. Unfortunately, the 10-story building at No. 160-16 will be shortened to four stories, but No. 160-08 will retain its façade and expand by one story. Burlington Coat Factory is leasing 70,000 square feet on the upper floors, and opening is expected early in 2017. GreenbergFarrow is designing.

Reveal For 17-Story, 134-Unit Mixed-Use Building At 810 River Avenue, South Bronx

Renderings have surfaced for M. Melnick & Company’s planned 17-story, 134-unit mixed-use building at 810 River Avenue, in the Concourse, a block from the B, D and 4 trains’ stop at 161st Street/Yankee Stadium. Per Curbed, the building will measure 151,250 square feet in total, and will feature 24,560 and 1,680 square feet of retail and community space, respectively, across the first two stories. Apartments will average 933 square feet, and SLCE Architects is designing. Excavation work is currently underway.

Excavation Work Imminent At 80 Essex Street, Site of 24-Story, 195-Unit Mixed-Use Building On LES

At the beginning of the year, YIMBY revealed the first few buildings in the Essex Crossing development on the Lower East Side, including the 24-story, 195-unit mixed-use building planned at 115 Delancey Street/80 Essex Street. In the spring, demolition was underway to remove the old Essex Street Market building, and now excavation appears imminent, per Bowery Boogie. Handel Architects is designing, and a Regal movie theater, the Essex Street Market, and an urban farm will occupy the building’s base. Completion is expected in 2018.
