Plans Revealed for Five-Story, 12,000-Square-Foot Mansion at 85-89 Jane Street, West Village

After billionaire Jon Stryker, of Stryker Corporation, purchased the two former industrial properties at 85-89 Jane Street, in the West Village, for $32 million in 2012, he is now moving forward with plans to redevelop the two- and one-story buildings into a 12,000-square-foot, single-family mansion. As currently proposed, the project would consist of a three-story base topped by a skinnier, two-story glass enclosure that would rise 90 feet in height. Much of the third level would feature an outdoor garden. As the site is located within the Greenwich Village Historic District, the Landmarks Preservation Commission (LPC) would have to approve of the design. Before the project goes before the LPC, it will be presented before Community Board 2, Curbed NY reports. TriBeCa-based Steven Harris Architects is behind the design.

New Look at 86-Story, 245-Unit Mixed-Use Supertall Tower, 45 Broad Street, Financial District

Back in February, the first renderings were revealed of the planned 86-story, 245-unit mixed-use tower at 45 Broad Street, in the Financial District. The renderings originated from EB-5 materials, as the development team – Madison Equities, Pizzarotti-IBC, and AMS Acquisitions – is hoping to raise $75 million in financing through the program. Now, another rendering of the CetraRuddy-designed project has surfaced via YIMBY Forums, which depicts the tower when viewed from the north (looking southward down Broad Street). New buildings applications haven’t been filed yet, but the 1,100-foot-tall tower will encompass approximately 298,000 square feet. The first five floors should host 50,000 square feet of commercial space, while the apartments above should come in studio to three-bedroom layouts. There will also be 20,000 square feet of amenities. Groundbreaking is expected later this year, and completion is ambitiously scheduled for 2018.

Ground Broken for Four-Story, 135-Unit Mixed-Use Project Madison Place at 33 Green Village Road, Madison, New Jersey

In January, Kushner Real Estate Group and Mark Built Homes acquired, for $12 million from the borough, the five-acre development site at 33 Green Village Road, in the northern New Jersey community of Madison. Last week, the developers hosted a groundbreaking ceremony for their four-story, 135-unit mixed-use complex, dubbed Madison Place, TapIntoMadison reports. Planned is a 100-unit component called Rose Hall, which will host market-rate rental apartments, and a 35-unit component named Madison Place, which will contain condominiums. Rose Hall will also feature ground-floor commercial space for retail and restaurants, as well as a 3,000-square-foot community center. The site was previously occupied by the long-vacant Green Village Road School, which has since been demolished. Marchetto Higgins Stieve and landscape architecture firm Melillo + Bauer Associates are designing. Completion is expected in 2017. The complex will be located three blocks north of NJ Transit’s Madison station.

12-Story, 120,000-Square-Foot Residential Building Planned at 1988-1996 Second Avenue, East Harlem

In 2015, Bonjour Capital acquired the 11,857-square-foot development site at 1988-1996 Second Avenue and 303 East 102nd Street – located between East 102nd and 103rd streets in East Harlem – for roughly $25 million. Now, it has been revealed that the developer is planning a 12- or 13-story, 120,000-square-foot residential building at the site, Crain’s reports. The units will be rental apartments, although the number of them is not currently known. The site can accommodate 71,142 square feet of residential space as-of-right, but the site comes with addition air rights, boosting that figure to roughly 120,000 square feet. Groundbreaking is expected by the end of the year, with completion scheduled for early 2019. All seven of the assembled lots are currently vacant.

Twin Two-Story, Two-Family Mixed-Use Buildings Coming to 1664 East Gun Hill Road, Pelham Gardens

Bronx-based Las Gun Hill Dos Realty Corp. has filed applications for two two-story, two-family mixed-use buildings at 1664-1668 East Gun Hill Road, in the North Bronx’s Pelham Gardens neighborhood, located 10 blocks east of the Gun Hill Road stop on the 5 train. From west to east, they will measure 6,381 and 5,316 square feet respectively. Both will contain 1,567 square feet of commercial-retail space on their ground floor. Across both buildings, the residential units should average a family-sized 1,297 square feet apiece. Queens-based Gino Longo is the architect of record. The 7,925-square-foot lot is currently vacant.

Four-Story, Seven-Unit Residential Building Planned at 1821 Grove Street, Ridgewood

Property owner Jian Le Huang has filed applications for a four-story, seven-unit residential building at 1821 Grove Street, in Ridgewood, located four blocks from the Seneca Avenue stop on the M train. The structure will measure 5,000 square feet, which means its residential units should average 704 square feet apiece, indicative of rental apartments. There will be two apartments per floor on the ground through third floors, followed by a single unit on the fourth floor. A laundry room will be located in the building. Queens-based Julien Flander is the applicant of record. The 25-foot-wide site is currently occupied by a two-story townhouse. Demolition permits were filed in January.

Five-Story, 10-Unit Residential Building Filed at 38 Troutman Street, Bushwick

Brooklyn-based Home Line Realty has filed applications for a five-story, 10-unit residential building at 38 Troutman Street, in western Bushwick, located two blocks from the Myrtle Avenue stop on the J/M/Z trains. The structure will measure 9,131 square feet, and its residential units should average 680 square feet apiece, indicative of rental apartments. There will be two apartments per floor, followed by an outdoor rooftop recreational area. Flavio C. Barros’ Long Island City-based CB Engineering is the applicant of record. The 25-foot-wide lot is currently occupied by a two-story house. Demolition permits have not yet been filed to remove it.

Work Wrapping Up on Five-Story, Five-Unit Residential Conversion at 120 West 118th Street, Harlem

Moshe Granit, doing business as an anonymous Midtown-based LLC, is wrapping up construction of a five-story, five-unit residential conversion project at 120 West 118th Street, in Harlem. The apartment building was formerly a 12-unit SRO (single-room occupancy), but now is being returned to legal status as a five-family property, Harlem+Bespoke reports. In the process, the structure received a single-story addition, increasing the building’s square-footage to 9,300 square feet. With 6,360 square feet in residential space, the units should average a spacious 1,272 square feet, indicative of condominiums. Mati Yaacobi’s NoMad-based MYLM Architects is the architect of record. The building sits within the Mount Morris Park Historic District Extension, which was designated in 2015.

1,600-Unit Self-Storage Facility Planned at 163 6th Street, Gowanus

Storage Deluxe is planning to develop a 1,600-unit self-storage facility at 163 6th Street, in Gowanus, located five blocks from the 9th Street-Fourth Avenue stop on the F/G/R trains. CubeSmart will be operating the facility. The developer ground-leased the 38,125-square-foot property earlier this year in a $10 million deal, DNAinfo reports. Since the site is located within an M1-2 district, the site could accommodate up to 76,250 square feet of commercial or industrial space. Sixth Street Iron & Metal currently conducts their business out of a 4,000 square-foot warehouse on the site, and is planning to move across the street. Demolition permits and new buildings applications have not been filed yet.

Plans for ‘Gulliver’s Gate’ Tourist Attraction Move Forward at 216 West 44th Street, Times Square

Late last year, news broke that E&M Associates and Eiran Gazit were planning to build a 49,000-square-foot Times Square tourist attraction in part of the 12-story former New York Times Building, an individual landmark at 229 West 43rd Street and 216 West 44th Street (the north building is not landmarked), in Midtown. Now, the team has filed plans with the Department of Buildings for the project, dubbed Gulliver’s Gate, The Real Deal reports. The ground floor portion will include the reception and ticketing areas, as well as a gift shop, while the second will host the main exhibit. The project is expected to begin the city’s Uniform Land Use Review Procedure (ULURP) shortly. It also requites exterior alterations to the 43rd Street side, which will need to be approved by the Landmarks Preservation Commission. Last November, the team signed a 15-year lease for part of the ground floor and the entire second floor of the building. Kushner Companies acquired the retail portion of the property, which also contains office space, in early 2015 for $296 million. If all goes as planned, completion can be expected in 2017. Stanley Wong’s SP WONG Architect is the architect of record.
