Brooklyn-based Centro Paz Construction Corp. has filed applications for a four-story, four-unit residential building at 1241 43rd Street, in northern Borough Park. The project will measure 6,689 square feet and its full-floor residential units should average 1,212 square feet apiece, indicative of apartments with family-sized configurations. Douglas Pulaski’s Brooklyn-based Bricolage Designs is the architect of record. The 22-foot-wide, 2,203-square-foot lot is vacant.

43-Story, 467-Unit Mixed-Use Tower Rises to 16th Floor at 29-26 Northern Boulevard, Long Island City

Construction is now 16 floors above street level on the 43-story, 467-unit mixed-use building under development at 29-26 Northern Boulevard, in the Queens Plaza section of Long Island City. Progress on the structure can be seen thanks to photos posted to the YIMBY Forums. The latest building permits indicate the tower will encompass 500,302 square feet and rise 481 feet to the top of its bulkhead. There will be 11,372 square feet of retail space on the cellar through second floors, followed by 467 apartments across the second through 41st floors. The units should average 791 square feet apiece, indicative of rentals. Simon Baron Development is the developer and Stephen B. Jacobs Group is the architect. Completion is expected in 2018.

Revealed: Six-Story, Five-Unit Mixed-Use Building Planned at 192 Eighth Avenue, Chelsea

Vinbaytel Developments has acquired the vacant three-story, 5,148-square-foot mixed-use building at 192 Eighth Avenue, located between West 19th and 20th streets in Chelsea. The new owner plans to build a six-story, five-unit mixed-use building, Commercial Observer reported. Building permits, which have not yet been approved, are currently on file for a 10,390-square-foot structure with 2,090 square feet of retail space on the ground floor, although the rendering appears to indicate retail on the second floor, as well. The residential condominiums, which should average 1,660 square feet apiece, will be located across the second through sixth floors, plus a seventh-floor penthouse. Little Neck, Queens-based Versatile Engineering is the applicant of record.

32-Unit Mixed-Use Condo Conversion Underway at 475 South Jefferson Street, Orange, N.J.

The local nonprofit Housing and Neighborhood Development Services (HANDS, Inc.) is converting the former F. Berg & Company Hat Factory complex, located at 475 South Jefferson Street in the Valley Arts District section of Orange, N.J., into 32 residential units. The loft-style condominium apartments will range from 750-square-foot one-bedrooms to 1,150-square-foot three-bedrooms. The 70,000-square-foot, multi-building project, dubbed Hat City Lofts, will also include over 10,000 square feet of commercial space for artistic uses, Jersey Digs reported. Move-ins are expected in 2017.

Great Neck, N.Y.-based Global Management has filed applications for an eight-story, 35-unit residential building at 237 West 167th Street, in the West Bronx’s Highbridge section. The project will encompass 27,906 square feet and rise 74 feet to its roof. Its residential units should average 698 square feet apiece, which means rental apartments are likely in the works. Mohammad R. Badaly’s Mount Vernon, N.Y.-based architecture firm is the architect of record. The 50-foot-wide, 7,500-square-foot lot is vacant.
