Construction Wrapping on Five-Story, 16-Unit Condominium Project at 23-33 31st Road, Astoria

Construction is wrapping up on the five-story, 16-unit residential building under development at 23-33 31st Road, located in the heart of Astoria. The latest building permits indicate the 50-foot-tall structure, which topped out last year, measures 14,526 square feet. The project, dubbed The Lincoln, will feature condominiums, 15 of which will be one-bedrooms, plus a single two-bedroom apartment, Real Estate Weekly reported. The average apartment should measure 687 square feet apiece. Danzig Organization is the developer and Chang Hwa Tan’s Flushing-based firm is the architect of record. Completion can likely be expected in the coming months.


One Pace Plaza

Pace University Plans to Renovate Academic Space at One Pace Plaza and 41 Park Row, Financial District

Pace University plans to spend $190 million on renovations at One Pace Plaza, its 18-story, 500,000-square-foot mixed-use academic building, and the 13-story academic building at 41 Park Row, both located in the Financial District. The first floor, lower level and courtyard entrance of One Pace Plaza will be redesigned and outfitted with new amenities, Real Estate Weekly reported. At 41 Park Row, which is an individual landmark, the ground and second floors will see renovations and new academic spaces. The entrance to the building will also be restored.


157 Lexington Avenue

Four-Story, Six-Unit Residential Building Planned at 157 Lexington Avenue, Bedford-Stuyvesant

Brooklyn-based Atkins Partners has filed applications for a four-story, six-unit residential building at 157 Lexington Avenue, in western Bedford-Stuyvesant. The project will measure 5,931 square feet and its residential units should average 746 square feet apiece, indicative of rental apartments. Shahriar Afshari’s Roslyn, N.Y.-based firm is the architect of record. The 22-foot-wide, 2,238-square-foot lot is vacant.


368 East 152nd Street

Seven-Story, 20-Unit Condominium Project Geared to Artists Planned at 368 East 152nd Street, Melrose

ArtCondo, a Brooklyn-based real estate group, is planning to develop a seven-story, 20-unit mixed-use building, geared specifically to artists, at 368 East 152nd Street in the South Bronx’s Melrose section. The project will include community facility space, creative works paces in the basement and residential condominium units, Welcome2TheBronx reported. New building applications have not been filed at this time. The vacant 6,344-square-foot site could accommodate up to 30,451 square feet of new development, 21,823 square feet of which could be used as residential space. Construction is anticipated to begin in the coming months.


863 East 12th Street

Four-Story, Five-Unit Residential Building Planned at 863 East 12th Street, Midwood

A Brooklyn-based property owner has filed applications for a four-story, five-unit residential building at 863 East 12th Street, in the northern end of Midwood. The project will measure 6,448 square feet and its full-floor residential units should average 939 square feet apiece. There will be five off-street parking spaces, one of which will be housed on the ground floor of the building. David Nagan’s Fresh Meadows-based firm is the architect of record. The 4,000-square-foot lot is occupied by a two-story house. Demolition permits have not been filed.
