Developer Plans Luxury Residential After Closing On Former Senior Facility at 1 Prospect Park West, Park Slope

Sugar Hill Capital Partners has closed on the purchase of the vacant nine-story, 169,410-square-foot former senior residential facility at 1 Prospect Park West, located on the corner of Plaza Street West in Park Slope, for $84 million. The developer plans to convert the building, called Prospect Park Residence, into luxury residential units. It wasn’t specified whether they will be rentals or condominiums. Since Sugar Hill entered into contract for the property in 2014, a number of controversial evictions have taken place, some ending in buyouts and settlements, The Real Deal reported.


310 East 14th Street

Reveal Of Planned Eight-Story, 70-Bed Mount Sinai Downtown Beth Israel Hospital At 310 East 14th Street, East Village

A rendering has been revealed of Mount Sinai Health System’s planned 70-bed hospital at 310 East 14th Street, located at the corner of Second Avenue in the East Village. The network is moving forward with the new location, dubbed Mount Sinai Downtown Beth Israel, following the scheduled closure of Mount Sinai Beth Israel, a 825-bed hospital in Gramercy.


104-17 Corona Avenue

Four-Story, 16-Unit Residential Project Filed At 104-17 Corona Avenue, Corona

Queens-based Huaming Inc. has filed applications for a four-story, 16-unit residential building at 104-17 Corona Avenue in Corona. The project will measure 17,376 square feet with residential units expected to average 867 square feet apiece. It will be topped by a duplex unit with space on part of the fourth floor and an upper penthouse level. It’s unclear whether the apartments will be rentals or condominiums. Benjamin B, Lam’s Queens-based Lam & Lam Engineering is the applicant of record. The 7,193-square-foot site is occupied by a three-and-a-half-story residential building. Demolition permits were filed in August. The 103rd Street-Corona Plaza stop on the 7 train is nine blocks north.


1404 Bushwick Avenue

Permits Filed For Six-Story, 10-Unit Residential Building At 1404 Bushwick Avenue, Bushwick

An anonymous Brooklyn-based LLC has filed applications for a six-story, 10-unit residential building at 1404 Bushwick Avenue in eastern Bushwick. The project will measure 12,290 square feet and its residential units should average 898 square feet apiece, indicative of rental apartments. Robert Bianchini’s Forest Hills-based ARC Architecture + Design Studio is the architect of record. The 40-foot-wide, 3,000-square-foot site is currently occupied by a three-story townhouse. Demolition permits have not been filed. The Chauncey Street stop on the J and Z trains is a block away.


560 19th Street

Three-Story, 10-Unit Residential Building Planned At 560 19th Street, Windsor Terrace

Brooklyn-based SPB Realty has filed applications for a three-story, 10-unit residential building at 560 19th Street in Windsor Terrace. The structure will measure 10,931 square feet and its residential units are expected to average 828 square feet apiece. It’s unclear whether the apartments will be rentals or condominiums. The application comes after the same architect, Brooklyn-based Bricolage Designs, submitted plans next door, at 564 19th Street, for a similar project a little over a year ago. Those plans, for another three-story, 10-unit residential project, have since been approved by the Buildings Department. As for 560 19th Street, a single-story warehouse must first be demolished. The 15th Street-Prospect Park stop on the F and G trains is seven blocks away.
