The New York City landmarks law was signed 50 years ago this year. So, what better time to talk about some of its successes? Plenty of great structures, such as the Empire State Building, completed in 1931 as a multi-tenant office building, are easy to keep relevant and functioning. Others, however, become obsolete and can no longer perform their originally intended purpose. That’s where adaptive reuse comes in. If you haven’t heard the term, it’s when an old structure is adapted for a new use. It’s often how we are saving our great city.

Works Begins On Phase Two Of Hunters Point South Mega-Development, Long Island City

Earlier this year, construction wrapped up on the first phase of Long Island City’s Hunters Point South mega-development, which includes two residential towers with a total of 925 affordable units, plus a 1,100-seat school and a waterfront park. The city is now moving forward to build the infrastructure needed for the project’s second phase, and Curbed reports excavation work is well underway. The second phase will include, but is not limited to, a 1,193-unit mixed-income residential building, which is to be developed by TF Cornerstone and Selfhelp Community Services. Thousands of additional residential units are also in the works, along with retail and community space. Thomas Balsley Associates, Weiss/Manfredi, and ARUP are designing the public park that will eventually line the waterfront. The park and infrastructure work is expected to be complete by 2018.

Revealed: 1665 Jerome Avenue, Supportive Housing in Morris Heights

As the city considers rezoning 73 industrial blocks along Jerome Avenue in the Bronx, YIMBY has a look at a supportive housing project that will rise under the new zoning in Morris Heights. The 13-story building will fill a long-vacant lot at 1665 Jerome Avenue, across the street from a ramp to the Cross-Bronx Expressway.

Permits Filed: Phase 2 of Livonia Commons Affordable Housing, East New York

New building applications have been filed for nearly 300 units of affordable housing on city-owned lots near where the elevated 3 and L trains intersect on Livonia Avenue in East New York. It turns out that these plans are Phase II of the city’s big Livonia Commons project, which will bring 791 deeply affordable units, retail and community space to a rather desolate stretch of the neighborhood.

A forlorn industrial area next to the Cross Bronx Expressway in West Farms may finally see new life, now that plans have been filed for a large affordable housing development there. Prolific affordable developer Monadnock Construction hopes to build a 15-story mixed-use building at 1905 West Farms Road, near the Bronx River and P.S. 214.

Plan to Remake West 29th Street Halted by Time, Lack of Quorum

There is a plan in the works that would drastically change West 29^th Street between Broadway and Fifth Avenue. It involves six buildings in total, including two individual landmarks, and includes one 64-story mixed-use tower. The plan, being developed by HFZ Capital and the Collegiate Churches of New York, was presented to the Landmarks Preservation Commission on Tuesday. Members of the public testified, but by the time that happened, it was about 6 p.m. and, not having a quorum, no action was taken and the matter was tabled.

A trio of affordable housing developers have been building the huge, mixed-income Navy Green project next to the Navy Yard for nearly a decade, and now the final piece—23 townhouses—is under construction. A crop of single-family homes is taking shape on Vanderbilt and Clermont Avenues between Flushing and Park Avenues, on the border of Fort Greene and Clinton Hill.

The city’s Human Resources Administration has filed new building applications to erect a 12-story affordable housing development at 413 East 120th Street, next to the Robert F. Wagner Houses at the eastern edge of Harlem.

The Past and Future of New York City’s Affordable Housing

As the city edges towards its 2020 population forecast, the Museum of the City of New York is delving into our decades-long struggle to shelter the poorest residents with a new exhibit on the history of affordable housing. To celebrate the exhibit’s opening, the museum hosted a panel Thursday night, where a collection of real estate executives debated whether de Blasio’s ambitious plan to build or preserve 200,000 units would make a dent in the city’s affordable housing crisis.
