Construction Nears Home Stretch for The Parkline, 626 Flatbush Avenue, Prospect Lefferts Gardens

It was over a year ago YIMBY last checked in on the mixed-use project under construction at 626 Flatbush Avenue, between Fenimore Street and Hawthorne Street in Brooklyn’s Prospect Lefferts Gardens neighborhood. At that time, the 23-story building had just topped out. Now, as seen in photos sent to us by our friend Tectonic, exterior work on the Marvel Architects-designed building is very close to done.

JDS Development Planning 77-Story, 600-Unit Mixed-Use Building at 235 Cherry Street, Lower East Side

Since 2014, the property owners Two Bridges Neighborhood Council and Settlement Housing Fund have been in talks with an unknown developer over the 11,800-square-foot development site at 235-247 Cherry Street, on the southern edge of the Lower East Side. Now, it has been revealed that JDS Development Group is planning to build a 77-story, roughly 600-unit mixed-use building, The Lo-Down reports. The rental apartments should come in studio, one-, and two-bedroom configurations, with roughly 150 of the units permanently renting at below-market rates. There would also be 10,000 square feet of retail and a 4,600-square-foot senior community center in the tower. SHoP Architects will design the 900-foot-tall tower, which will be clad in terra-cotta and glass.

Team Selected to Build 24-Story, 241-Unit Passive Affordable Residential Tower At 425 Grand Concourse, Mott Haven

In June of 2015, YIMBY reported on the Request for Proposals (RFP) launched by the city’s Department of Housing Preservation and Development (HPD) for the development site at 425 Grand Concourse, in Mott Haven. Now, Mayor Bill de Blasio’s administration has selected a development team for the 30,000-square-foot site, located on the corner of East 144th Street, Politico New York reports. Trinity Financial and MBD Community Housing Corporation will build a 24-story, 241-unit mixed-use building. The 300,000-square-foot tower will contain only below-market rate rental apartments, in addition to a charter school, a medical facility, community space for cultural and social programs, and a supermarket. It will also be the largest Passive House project in the city. Garrison Playground, located immediately to the north, will be rehabilitated. The city is expected to finance the project, which must first journey through the city’s Urban Land Use Review Procedure (ULURP) process. ULURP is scheduled to begin in early 2017.

New Details for Seven-Story, 90-Unit Mixed-Income Residential Project Underway at 1552 Bergen Street, Crown Heights

Back in September of 2014, news broke that a seven-story, 90-unit mixed-income residential project was being planned at 1552 Bergen Street, in eastern Crown Heights, located six blocks south of the Utica Avenue stop on the A/C trains. The 68,711-square-foot building, dubbed Concern Bergen, has been quietly rising and has since topped out. Now, applications for the apartments – a mix of affordable, supportive, and market-rate units – are available, according to DNAinfo. Of the 90 apartments, 55 will be assigned to adults with psychiatric disabilities and will average 480 square feet apiece. The next 33 apartments, comprised of one- and two-bedrooms, will rent at below-market rates through the housing lottery, while the remaining two apartments will be market-rate rentals. The 35 non-supportive units should average 877 square feet apiece. Amenities include a fitness center, a computer lab, multiple lounges, a laundry, private storage space, storage for 21 bikes, a seven-car garage on the ground floor, and an outdoor terrace. Long Island-based Concern for Independent Living is the developer, while Dattner Architects is behind the design. Occupancy is expected in September.

The South Bronx continues to boom with new affordable and supportive housing projects. Non-profit Services for the Underserved hopes to build a seven-story apartment building at 1434 Undercliff Avenue, in the Highbridge section of the Bronx.

Landmarks Approves Expansion of Supportive Housing Complex at 839 St. Marks Avenue, Crown Heights

After having its first proposal rejected, a supportive housing institution in Brooklyn has received approval to expand its campus. On Tuesday, the Landmarks Preservation Commission voted to allow both demolition and new construction on the campus of the Institute for Community Living (ICL), located at 839 St. Marks Avenue, at the corner of Brooklyn Avenue in the Crown Heights North Historic District.

It’s been a year since YIMBY revealed plans to develop two affordable rental buildings next to Thessalonia Baptist Church in Morrisania, in the South Bronx. Now, new building applications have been filed for the first piece of the project at 960 Prospect Avenue.

23-Story, 303-Unit Affordable Residential Tower Rises at 38 Sixth Avenue, Prospect Heights

Last month, YIMBY revealed new renderings of the 23-story, 303-unit mixed-use building planned at 38 Sixth Avenue, in Prospect Heights, located within the 15-building Pacific Park mega-development. Curbed NY now has an update on the entire project, but more specifically photos revealing that this portion of Pacific Park is finally rising. The structure is currently two stories above street level. It will eventually encompass 341,595 square feet and will feature 8,700 square feet of retail space and medical offices on the ground floor. The rental apartments, averaging 957 square feet apiece, will all rent at below market-rates. There will be a mix of studios, one-, two-, and three-bedroom apartments. A partnership between Forest City Ratner and Greenland USA is developing, and SHoP Architects is behind the design. Completion is expected in late 2017.

New Details on 25-Story, 714-Unit Mixed-Use Building Planned at 300 Livingston Street, Downtown Brooklyn

Back in July of 2014, YIMBY reported on applications for TF Cornerstone’s planned 25-story, 714-unit mixed-use building at 300 Livingston Street (a.k.a. 33 Bond Street), in Downtown Brooklyn. Now, Commercial Observer has the latest details on the 734,312-square-foot project. Since our last report, the developer has secured $250 million in construction financing. The new building will also have a larger retail component than reported earlier. There will be 55,000 square feet of retail across the ground and cellar levels, and grocers and gyms are already in negotiations for the space. The residential units should average 790 square feet apiece, and 20 percent of them, or 143 apartments, will rent at below market-rates. Demolition of the site’s 49,942-square-foot five-story parking garage wrapped up in early 2015. Handel Architects is behind the design. Completion is expected in 2017.

Seven-Story Affordable Housing Complex Nears Topping Out at 410 Manhattan Avenue, Williamsburg

The sixth floor is under construction at 410 Manhattan Avenue, an affordable housing complex next to the Brooklyn-Queens Expressway in northern Williamsburg. Fifty units will take up 43,055 square feet of the seven-story, 52,065-square-foot building. A community room and parking for about 50 cars and 26 bicycles is also included within the scope. Prominent Williamsburg developer Simon Dushinsky of the Rabsky Group is in charge of the project, with HLS Builders Corp attached as the general contractor. Curtis + Ginsberg is the architect of record, and Rodkin Cardinale Consulting are listed as engineers.
