10 Huron Street

39-Story, 640-Unit Mixed-Use Project Rises Above Street Level at 10 Huron Street, Greenpoint

In August of 2015, YIMBY revealed new renderings of the 39-story, 640-unit mixed-use project planned at 10 Huron Street and 19 India Street (a.k.a. 145-155 West Street), in Greenpoint, located five blocks from the Greenpoint Avenue stop on the G train. Now the tower portion, at 10 Huron, is four stories above street level, while the foundation is complete where the six-story portion will go at 19 India, as seen in photos by NyConstructionPhoto. The entire complex will encompass 716,982 square feet. Across both buildings, there will be a total of 19,324 square feet of ground-floor retail space, in addition to a 3,802-square-foot medical office. The residential units should average 894 square feet apiece, of which 128 will be rented at below-market rates through the housing lottery.

461 Dean Street

Pacific Park’s 32-Story, 363-Unit Mixed-Income Apartment Tower Tops Out at 461 Dean Street, Prospect Heights

In February, the 32-story, 363-unit mixed-use modular tower under development at 461 Dean Street, in Prospect Heights, had reached its 25th story. Now, the 348,269-square-foot building has finally topped out, with the last modular unit installed earlier this week, Curbed NY reported. The project was the first of 15 towers to begin constructed as part of the Pacific Park mega-development. There will be 32,678 square feet of commercial space split between retail on the ground floor and storage space for the Barclays Center on floors two through six. The rental apartments should average 660 square feet apiece, and 181 of them will rent at below-market rates through the housing lottery. Amenities include a bike storage room, private residential storage, laundry facilities, a fitness center, an entertainment room/lounge, a children’s play room, and a common outdoor terrace on the 20th floor. Forest City Ratner Companies (a branch of Forest City Realty Trust) is developing, with SHoP Architects behind the design. Completion is expected this fall.

13-Story, 188-Unit All-Affordable Residential Building Planned At 401 Dumont Avenue, Brownsville

In addition to projects in Fort Greene and Mott Haven, the New York City Housing Authority has released plans for a 13-story, 188-unit all-affordable residential building at approximately 401 Dumont Avenue, located within the Van Dyke Houses complex in Brownsville. The new building, being dubbed Dumont Commons, will rent at below-market rates to individuals and families making 30 to 60 percent of area median income (AMI), according to the New York Times. The project will include an urgent care medical facility, a wellness center, and a daycare-like community facility. Dunn Development is the developer and has ground-lease the site, currently a parking lot, from the city for 60 years. Construction is expected to begin in 2017.

110 St. Edwards Street

Reveal for 16-Story, 145-Unit All-Affordable Senior Building at 110 St. Edwards Street, Fort Greene

Back in July of 2015, it was revealed that the New York City Housing Authority was planning an all-affordable residential building at 110 St. Edwards Street, located at the corner of Myrtle Avenue within the Ingersoll Houses public housing development, in Fort Greene. Now, a rendering, along with additional details, have been revealed on the building in a report by the New York Times. The building will rise 16 stories and will host 145 below-market rate, senior-exclusive (62-years-old and up) rental apartments. The project, dubbed Ingersoll Senior, will also include a senior center featuring a variety of services. BFC Partners is the developer and will ground-lease the property from the city. Construction is expected to begin next year.
