The Muse at Grant Avenue

Work Begins on Five-Story, 90-Unit Mixed-Use Development at 662 South 2nd Street, Plainfield, New Jersey

Excavation work is now underway for a mixed-use project on the long-vacant 4.97-acre brownfield site at 662-758 South 2nd Street, in the North Jersey city of Plainfield. That’s in Union County. Under development is a five-story, 90-unit residential building, dubbed The Muse at Grant Avenue, and a single-story, 44,000-square-foot commercial building that will be leased to ABC Supply Company, according to NJBIZ. The units will range from one- to three-bedrooms, and below-market rate units are also included. Amenities include a parking garage, a fitness center, and a community room. The commercial building will serve as a distribution facility, featuring a staging area and 4,000 square feet of accessory office space. J.G. Petrucci Co. Inc. and TD + Partners are the developers. Completion on ABC Supply’s facility is expected later this year, while occupancy of the residential building is scheduled in 2018. The project is the city’s largest mixed-use development in 40 years. The site is located one mile south of NJ Transit’s Plainfield station.

432 East 14th Street

12-Story, 155-Unit Mixed-Use Complex Proposed at 432 East 14th Street, East Village

Benenson Capital Partners and Mack Real Estate Group have proposed a 12-story, 155-rental-unit mixed-use complex at the site of the former Peter Stuyvesant Post Office, at 432 East 14th Street in the East Village. The developers have applied for a variance with the Board of Standards and Appeals in attempt to build four stories higher than zoning allows, DNAinfo reported. The latest permits with the Buildings Department reflect the proposal. If the variance is granted, 9,131 square feet of retail space would be located on the ground and cellar levels. The residential units should average 743 square feet apiece, with 31 of them to rent at below-market rates. Amenities include bike storage space, private residential storage, a fitness center, laundry facilities, and multiple other “recreational rooms.” If the variance isn’t granted, YIMBY assumes the developer will move forward with previously filed plans, which call for an eight-story, 114-unit complex. SLCE Architects is the architect of record. Earlier this year, the first rendering was revealed of the eight-story project.

123 Melrose Street

Reveal for 900-Unit Mixed-Use Rheingold Brewery Redevelopment at 123 Melrose Street and 54 Noll Street, Bushwick

Renderings have finally been revealed for All Year Management’s mixed-use development at 123 Melrose Street and 54 Noll Street, in western Bushwick, the site of the former Rheingold Brewery complex. The multi-block project, bound by Melrose and Stanwix streets and Evergreen and Flushing avenues, will feature 800 to 900 rental apartments and tens of thousands of square feet of retail space, according to Curbed NY. It’s being dubbed Bushwick II and will encompass around one million square feet. Roughly 20 percent of the apartments will rent a below-market rates through the affordable housing lottery. The developer acquired the plot for a combined $140.7 million over the past year. ODA New York is responsible for the design. New building permits have yet to reflect the latest plans. Two sprawling, single-story warehouse structures will have to be demolished.

Eight-Story, 134-Unit Mixed-Use Building Rises to Third Floor at 2351 Adam Clayton Powell Jr. Boulevard, Harlem

Back in December of 2015, foundation work was reportedly underway for the eight-story, 134-unit mixed-use building at 2351 Adam Clayton Powell Jr. Boulevard, located between West 137th and 138th streets in northern Harlem. Now, construction on the structure is is three stories above street level, Harlem+Bespoke reported. The project, dubbed The Renny, will encompass 198,497 square feet. It will include 17,879 square feet of ground-floor retail space, in addition to 22,327 square feet of space for a religious facility across portions of the cellar through fifth floors. The residential units, located on the third through eighth floors, should average 860 square feet apiece. They will be rentals, and 27 will rent at below-market rates. Amenities include private residential storage, an 67-car underground garage, space for 70 bikes, private residential storage, laundry facilities, a fitness center, an outdoor terrace on the second floor, and a rooftop terrace. BRP Companies is the developer, while GF55 Partners is behind the design. Completion is expected in 2017.
