Updated Two-Tower, 266-Unit Mixed-Income Residential Project Approved for Pier 6, Brooklyn Heights

Last month, news broke that the city, with selected developers RAL Development and Oliver Realty Group and architect ODA New York, would be moving forward with a two-building residential project at Brooklyn Bridge Park’s Pier 6, in southern Brooklyn Heights, without the support of the Empire State Development Corporation (ESD). Yesterday, the Brooklyn Bridge Park Corporation voted to approve the updated project, Curbed NY reports. The latest plans call for a 28-story, 126-unit market-rate condominium tower and a 12-story, 140-unit mixed-income rental building, where 100 of the rental apartments will rent at below-market rates, according to the Wall Street Journal. One of the buildings will feature a public restroom, but there’s no mention of any commercial components. Construction is expected to begin in the first half of 2017. As part of the deal, the city will receive a one-time payment of $115 million followed by $2.7 million per year.

Seven-Story, 17-Unit Affordable Residential Building Complete at 424 West 55th Street, Hell’s Kitchen

Back in July of 2014, YIMBY revealed an initial rendering of the planned seven-story, 17-unit all-affordable residential building at 424 West 55th Street, in Hell’s Kitchen. At the time, we reported that excavation was underway at the site. The 21,339-square-foot building has since been entirely constructed and applications for the apartments are now available, according to DNAinfo. The rental apartments should average 1,082 square feet apiece and will range from studio to three-bedroom configurations. Amenities will include storage for nine bicycles, laundry facilities, and an outdoor recreational area behind the building on the ground floor. Arker Companies is the developer and Aufgang Architects is behind the design. Occupancy is expected this summer.

25-Story, 714-Unit Mixed-Use Project Rises Above Street Level at 300 Livingston Street, Downtown Brooklyn

Back in April, new details were revealed of the 25-story, 714-unit mixed-use building under development at 300 Livingston Street, in Downtown Brooklyn. Now, the project has risen above street level, as seen in photos by Tectonic, which were taken a back in May. As previously reported, the building will eventually encompass 734,312 square feet. It will feature 55,000 square feet of retail on the ground and cellar levels, followed by residential space beginning on the second floor. The apartments should average 790 square feet apiece, indicative of rental apartments, and 143 of them (20 percent) will rent at below-market rates through the housing lottery. Amenities include a 128-car underground parking garage, laundry facilities, a yoga room, storage for 357 bikes, a pet grooming room, an outdoor terrace on the second floor (likely a courtyard), and a children’s playroom. TF Cornerstone is the developer, while Handel Architects is behind the design. Completion is expected in 2017.

21-Story Residential Building Rises Above Ground Level at 221 West 29th Street, Chelsea

A 21-story building has risen above ground level at 221 West 29th Street, on the northern fringe of Chelsea. The 210-foot-tall building, situated between Seventh and Eighth avenues, two blocks south of Penn Station, is slated to contain 95 rental units, 19 of which are scheduled to be affordable. The project is developed by CBSK Ironstate, the group consisting of SK Development, CB Developers, and Ironstate Development. The architecture firm Goldstein, Hill & West is responsible for the design that draws inspiration from its pre-war context. CM & Associates Construction Management, LLC, abbreviated as CMA, was contracted for pre-construction design consultation and construction management.

12-Story, 165-Unit All-Affordable Residential Building Proposed at 860 East 147th Street, Mott Haven

Back in December of 2014, YIMBY reported on applications for a nine-story, 94-key hotel at 860 East 147th Street, in eastern Mott Haven, located two blocks from the East 149th Street stop on the 6 train. Now, Radson Development is proposing to develop a 12-story, 165-unit all-affordable residential project at 860-880 East 147th Street, DNAinfo reported. The developer is currently taking the 170,000-square-foot project, which requires an individual rezoning, through the city’s Uniform Land Use Review Procedure (ULURP). It recently received approval from Bronx Community Board 1 under certain conditions, including that the property at 860 East 147th Street, where the owner filed plans for a hotel, is to be excluded from the rezoning. If approved, the new building, dubbed Dr. Martin Luther King Jr. Plaza, would rent all its units, which would be rental apartments ranging from studio to three-bedrooms, to extremely low- and low-income households. Amenities include a community room, laundry facilities, and rooftop terraces. Magnusson Architecture and Planning (MAP) is designing. Construction is tentatively scheduled to begin in early 2017 and be completed in late 2018. Five two- and three-story townhouses must first be demolished.
