395 Carroll Street and 325 Bond Street Rise in Gowanus, Brooklyn 

Construction continues to rise on 395 Carroll Street, a two-tower mixed-use development in Gowanus, Brooklyn. Designed by Hamish Whitefield Architects and developed by Rabsky Group with $92 million in construction financing from G4 Capital, the 226-foot-tall project will span 526,000 square feet and yield 298 condominium units with an average scope of 1,365 square feet, as well as 51,000 square feet of ground-floor commercial space, a cellar level, a 40-foot-long rear yard, and 52 enclosed parking spaces. President Union LLC is the owner and Sky Construction NY Inc. is the general contractor for the project, which is alternately addressed as 325 Bond Street and bound by Union Street to the north, Carroll Street to the south, the Gowanus Canal to the east, and Bond Street to the west.

Demolition Wraps Up At 200 East Tremont Avenue in Mt. Hope, The Bronx

Demolition work is nearing completion at 200 East Tremont Avenue in the Mt. Hope neighborhood of The Bronx. 200 East Tremont JV LLC is listed as the owner and Xolle Demo LLC is the general contractor for the property, which spans a quarter of an acre at the corner of East Tremont Avenue and Monroe Avenue, just to the east of the Grand Concourse. No information has been revealed for the forthcoming development, as only demolition permits have been filed thus far. The land currently remains zoned for commercial development.

32 West 48th Street Begins Ascent in Midtown, Manhattan

Construction is rising on 32 West 48th Street, a 31-story hotel tower in Midtown, Manhattan’s Diamond District. Designed by SLCE Architects and developed by Extell, the 456-foot-tall structure will span 213,158 square feet and yield 534 guest rooms with an average scope of 316 square feet. AECOM Tishman is the general contractor for the project, which is located between Fifth and Sixth Avenues, directly south of Rockefeller Center, with a narrow annex extending south to West 47th Street.

Demolition Work Underway At 1448 Third Avenue On Manhattan’s Upper East Side

Demolition work is moving along at 1448 Third Avenue, the site of an upcoming 39-story residential tower in the Yorkville section of Manhattan’s Upper East Side. Designed by CetraRuddy Architecture and developed by Douglaston Development under the 170 E 83 Owner, LLC, the 478-foot-tall structure will span 287,632 square feet and yield 125 units with an average scope of 1,804 square feet, as well as 40,864 square feet of commercial space and 21,224 square feet of community facility space. There will also be a cellar level and a 20-foot-long rear yard.  Levine Builders is the general contractor for the property, which is alternately addressed as 170 East 83rd Street and bound by Third Avenue to the east, East 82nd Street to the south, and East 83rd Street to the north. Only the southern half of the building will be demolished.

The Rockwell Finishes Construction at 2688 Broadway On Manhattan’s Upper West Side

Construction is complete on The Rockwell, a 13-story residential building at 2688 Broadway on Manhattan’s Upper West Side. Designed by Hill West Architects and Whitehall Interiors, and developed in collaboration by Toll Brothers, which also served as the general contractor, and Sculptor under the 2686-2690 Broadway LLC, the structure yields 81 condominium units in studio to three-bedroom layouts and ground-floor retail space that is slated to be occupied by a CVS Pharmacy. The property is located at the southeast corner of West 103rd Street and Broadway.
