One Wall Street’s New Retail Spaces Near Completion in Financial District, Manhattan

Work is nearing completion on One Wall Street, a 564-foot-tall Art Deco skyscraper in the Financial District. Designed by SLCE Architects and developed by Macklowe Properties, the $1.5 billion venture is the largest office-to-residential conversion in New York City history and will yield 566 condominiums as well as a 44,000-square-foot Whole Foods Market and a four-floor, 75,000-square-foot Life Time fitness center on the lower levels. The project also involved the construction of a multi-story expansion above the mid-century annex to the 91-year-old structure. Compass Development Marketing Group is handling sales and marketing with a gallery located within the famous Red Room. JT Magen is the general contractor for the property, which is bound by Broadway to the west, Wall Street to the north, Exchange Place to the south, and New Street to the east.

YIMBY captured the recent construction progress on The Bellemont, a topped-out 13-story residential building addressed as 1165 Madison Avenue on Manhattan’s Upper East Side. Designed by Robert A. M. Stern Architects with SLCE Architects as the architect of record and developed by Naftali Group, the ground-up 120-foot-tall reinforced concrete superstructure will yield a total of 67,680 square feet with 12 condominiums and 3,749 square feet of ground-floor retail space. Titanium Construction Services is the general contractor for the mixed-use residential project, which is located at the corner of Madison Avenue and East 86th Street. Compass Development Marketing Group is handling sales and marketing, and Achille Salvagni is the interior designer.

109 East 79th Street Nears Completion On Manhattan’s Upper East Side

Construction and facade installation on 109 East 79th Street, is getting closer to completion and will soon finish as a 20-story residential building on Manhattan’s Upper East Side. The topped-out 210-foot-tall structure is designed by Steven Harris Architects and developed by Legion Investment Group. Inside will be 145,000 square feet and a total of 31 condominiums ranging from two- to five-bedroom layouts. Corcoran Sunshine Marketing Group’s Cathy Franklin Team is leading sales and marketing at the property with prices ranging from $5.5 million for a two-bedroom residence to $35 million for a full-floor penthouse with its own private rooftop terrace. Cauldwell Wingate is serving as the general contractor, the bricks were supplied by Taylor Clay Brick, and Rees Roberts + Partners is the interior and landscape designer for the building, which is located between Lexington and Park Avenues on the northside of East 79th Street.

Construction has topped out on 310 East 86th Street, a 21-story residential tower in the Yorkville section of Manhattan’s Upper East Side. Designed by ODA Architecture and developed by IGI-USA, the 145,000-square-foot building will yield 69 condominiums and an undisclosed amount of commercial space. Hunter Roberts Construction Group is the general contractor for the property, which is located between Second and Third Avenues, directly across from the 86th Street station, servicing the Q train.

Exterior work is wrapping up on 200 East 83rd Street, a 35-story residential tower in the Yorkville section of Manhattan’s Upper East Side. Designed by Robert A.M. Stern Architects and developed by Naftali Group and Rockefeller Group, the 449-foot-tall structure will yield 205,877 square feet and 86 units with sales and marketing underway by Compass, as well as 3,033 square feet of ground-floor retail space and parking for 26 vehicles. SLCE Architects is the architect of record and Leeding Builders Group is the general contractor for property, which is located at the corner of Third Avenue and East 83rd Street.
