Earthwork Begins At 164 4th Avenue in Gowanus, Brooklyn

Earthwork is getting underway at 164 4th Avenue, the site of a 17-story residential building in Gowanus, Brooklyn. Designed by SBLM Architects and developed by JLL Capital Markets, the 142,000-square-foot structure will yield 160 rental apartments with 30 percent designated as affordable housing, as well as 12,391 square feet of ground-floor commercial space. ECD NY, Inc. is the general contractor for the project, which is located at the corner of 4th Avenue and Douglass Street.

Façade Installation Progresses on 420 Carroll Street in Gowanus, Brooklyn

Façade installation is progressing on 420 Carroll Street, a two-tower residential complex in Gowanus, Brooklyn. Designed by FXCollaborative and developed by Domain Companies, the project consists of a 20-story, 224-foot-tall tower and a shorter 15-story sibling and will yield 360 units with 25 percent reserved for affordable housing, as well as 27,500 square feet of retail space, 7,700 square feet of “Gowanus Mix” space pursuant to the 82-block district rezoning, and a new public promenade along the Gowanus Canal. Studio Mainer is the interior designer, Scape is the landscape architect, and Mega Contracting Group is the general contractor for the development, which strands on a trapezoidal plot bound by Carroll Street to the north, the Powerhouse Arts building and its parking lot to the south, and the Gowanus Canal to the west.

499 President Street Begins Vertical Ascent in Gowanus, Brooklyn

Construction is rising on 499 President Street, an eight-story residential building in Gowanus, Brooklyn. Designed by SLCE Architects and developed by The Brodsky Organization and Avery Hall Investments, the 322,000-square-foot structure will yield 350 rental units in studio to two-bedrooms layouts, with 25 percent designated for affordable housing, as well as 20,000 square feet of ground-floor retail space. Urban Atelier Group is the general contractor for the 1.6-acre property, which is bound by Union Street to the north, President Street to the south, and Nevins Street to the west.

585 Union Street Nears Topping Out in Gowanus, Brooklyn

Construction is nearing topping out on 585 Union Street, a nine-story residential building in Gowanus, Brooklyn. Designed by Fogarty Finger and developed by Tavros Capital, Charney Companies, and Canyon Partners, the 95-foot-tall structure will span 167,000 square feet and yield 214 rental units in studio to three-bedroom layouts, with 25 percent designated as affordable housing, as well as 8,900 square feet of ground-floor commercial space. Broadway Construction Group is the general contractor for the property, which is bound by Sackett Street to the north, Union Street to the south, and 3rd Avenue to the east.

267 Bond and 498 Sackett Streets Rise Above Gowanus, Brooklyn

Construction is rising on Society Brooklyn and Sackett Place, a pair of 21-story residential buildings at 267 Bond Street and 498 Sackett Street in Gowanus, Brooklyn. Designed by SLCE Architects and developed by Property Markets Group, which acquired both plots for $9 million in 2021, the complex will span 594,000 square feet and yield 517 residential units and 52,000 square feet of commercial space. The project is proceeding with $18.5 million in construction financing from Maxim Capital Group. Urban Atelier Group is the general contractor for the project, which is bound by DeGraw Street to the north, Sackett Street to the south, the Gowanus Canal to the east, and Bond Street to the west.

Construction Reaches Top Floor of 204 4th Avenue in Gowanus, Brooklyn

Construction is about to top out on 204 4th Avenue, a 13-story residential building in Gowanus, Brooklyn. Designed by L+Z Architecture and developed by Avery Hall and Gindi Capital, the 200,000-square-foot structure will yield 193 rental units and 14,000 square feet of ground-floor retail space. Leeding Builders Group is the general contractor for the half-acre rectangular property, which is alternately addressed as 655 Union Street and bound by Sackett Street to the north and Raul Vasquez Jr. Place to the south.

New Renderings Revealed For The Arabella at 4720 Third Avenue in Belmont, The Bronx

New renderings have been revealed for The Arabella, a nine-story residential building under construction at 4720 Third Avenue in the Belmont section of The Bronx. Designed by Ismael Leyva Architects and developed by Vertical Community Development and Sioni Group, the topped-out structure will yield 165 market rate and affordable units as well as two-stories of retail space and a collection of amenities throughout. Interiors of the project were designed by Marin Architects and thoughtfully curated throughout. Structural Engineers is the structural engineer, REAL New York is handling leasing and marketing, and OmniBuild Construction is the general contractor for the project, which occupies a large trapezoidal plot bound by East 189th Street to the north, East 188th Street to the south, Washington Avenue to the east, and Third Avenue to the west.

139 Bowery Nears Completion on Manhattan’s Lower East Side

Construction is nearing completion on 139 Bowery, a 14-story mixed-use residential building in the Bowery section of Manhattan’s Lower East Side. Designed by Raymond Chan Architects and developed by Global Joint Venture, the structure was last reported to yield 16 rental units as well as ground-floor retail space, a 550-square-foot medical facility, and office space spanning floors two through five. Mandarin Enterprises is the general contractor for the property, which is located on a relatively narrow plot between Broome and Grand Streets.

2226 Third Avenue Completes Construction in East Harlem, Manhattan

Construction is complete on 2226 Third Avenue, a ten-story mixed-use building in East Harlem, Manhattan. Designed by DXA Studio Architecture and developed by Real Estate Equities Corporation, the 145-foot-tall structure yields 193,000 square feet of laboratory and medical research space that will cater to biotech start-ups, as well as 36,547 square feet for commercial use and 97,759 square feet of community facility space. REEC 3rd Ave LLC is listed as the owner, GACE Consulting Engineers was the structural engineer, ICOR Consulting Engineers was the MEP engineer, and The Rinaldi Group was the general contractor for the property, which is located at the corner of Third Avenue and East 121st Street.

Urban League Empowerment Center Nears Completion at 121 West 125th Street in Harlem, Manhattan

Construction is nearing completion on the Urban League Empowerment Center, a 17-story mixed-use building at 121 West 125th Street in Harlem, Manhattan. Designed by Beyer Blinder Belle and developed by The Prusik Group, BRP Companies, L+M Development Partners, and Taconic Partners, the 414-000-square-foot structure will yield 170 affordable housing units, 70,000 square feet of Class A office space, and 110,000 square feet of retail area including a Target and a 28,000-square-foot Trader Joe’s on the ground floor. The development will serve as the home for the National Urban League and the Urban Civil Rights Experience Museum. Congress Builders is the general contractor for the property, which is located between West 126th Street to the north, 125th Street to the south, Malcolm X Boulevard to the east, and Adam Clayton Powell Jr. Boulevard to the west.
