604 Fifth Avenue Wraps Up Renovation Work in Midtown, Manhattan

Renovation work is complete on 604 Fifth Avenue, a six-story commercial building in Midtown, Manhattan. Designed by William Van Alen, architect of the Chrysler Building, the 65-foot-tall structure opened as the Childs Building in 1924 and most recently housed an 18,000-square-foot TGI Fridays. Japanese confectioner Minamoto Kitchoan purchased the property from The Riese Organization for $45 million in April 2021 for its new flagship store. Andrew Pettit Architect was the designer and Cross Management Corp. was the general contractor for the interior and exterior renovation project, which is located between East 48th and 49th Streets.

Redesign Revealed for 45 Broad Street in Manhattan’s Financial District

YIMBY spotted a series of new exterior renderings for 45 Broad Street, a long-stalled site located in the Financial District of Lower Manhattan. Originally designed by CetraRuddy and developed by Madison Equities and Gemdale Properties, the formerly planned 1,115-foot supertall residential skyscraper appears to have a new and shorter undisclosed architectural height with a completely new design by Handel Architects. Lendlease will be the general contractor and take over from Pizzarotti LLC for the ground-up development, which will have 221,000 square feet of rentable space, 302 units most likely being condominiums, and 52 floors built atop a narrow interior lot between Exchange Place and Beaver Street.

155-165 West 29th Street Nears Completion in Chelsea, Manhattan

Construction is nearing completion on 155-165 West 29th Street, a 17-story self-storage facility in Chelsea, Manhattan. Designed by Mancini Duffy and developed by Highland Development Ventures and The Davis Companies, the 223-foot-tall reinforced concrete structure will yield 180,000 square feet and 6,300 storage units. The developers acquired the interior rectangular in early 2021 for $62.5 million, and construction costs are estimated around $84 million. Div West 29th Street LLC is the owner, Cauldwell Wingate is the contractor, and McNamara Salvia is the structural engineer for the property, which is located between Sixth and Seventh Avenues.

East Midtown Greenway Nears Completion Along the Sutton Place Waterfront in Midtown, Manhattan

Work is closing in on completion on the East Midtown Greenway, a 1.8-acre public promenade along the East River waterfront in Turtle Bay. Designed by Stantec, the 2,000-foot-long plaza runs from East 53rd to 61st Streets and is the second phase of the three-segment East Midtown Waterfront Esplanade, which will eventually stretch down to East 38th Street with recreation space for pedestrians and bicyclists. The $100 million project is located to the east of the FDR Drive and will also include a new park entrance at East 60th Street, a pedestrian bridge, and the revamping of Andrew Haswell Green Park and the Alice Aycock Pavilion.

Fifth Avenue Hotel Nears Completion at 1 West 28th Street in NoMad, Manhattan

Work is nearing completion on the Fifth Avenue Hotel at 1 West 28th Street in NoMad. Designed by Perkins EastmanPBDW Architects, and Martin Brudnizki Design Studio and developed by Flaneur Hospitality, the project consists of a new 24-story, 230-foot-tall tower and the restoration and hotel conversion of the adjacent five-story McKim, Mead & White-designed structure. CNY Group is the general contractor for the property, which is alternatively addressed as 250 Fifth Avenue and is located at the northwest corner of Fifth Avenue and West 28th Street.
