Excavation has begun for One Boerum Place in Downtown Brooklyn. The upcoming ground-up, mixed-use condominium tower will rise 21 stories on a narrow, triangular-shaped plot of land. The site is bound by Boerum Place, Red Hook Lane, and Fulton Street. SLCE Architects is the designer while Avery Hall Investments, Allegra Holdings, and Aria Development Group are the developers. The joint venture team was recently able to acquire a $165 million construction loan from Jutland Finance. The total cost of One Boerum Place is expected to be around $250 million.

The upcoming condominium tower is the first project in New York City by Sir David Adjaye of Adjaye AssociatesHill West Architects is the architect of record while Lightstone Group is the developer. The 66-story development will rise 800 feet tall and yield 244 units marketed by Corcoran Sunshine.

Construction on 30 East 29th Street, aka Rose Hill, is moving along quickly in NoMad. Work on the foundations wrapped up in January and now the upcoming 639-foot-tall structure is several floors above street level. The upcoming 49-story project is located between Park Avenue South and Madison Avenue and is being designed by CetraRuddy Architecture and developed by the Rockefeller Group. The residential high-rise will incorporate an Art Deco-inspired design, setting it apart from other neighboring towers rising in the development boom, responsible for changing the skyline south of the Empire State Building.

Visible Construction Halts as One Seaport Allegedly Begins To Lean, at 161 Maiden Lane, in the Financial District

Construction at One Seaport, aka 161 Maiden Lane, has been noticeably paused for the past several months. The 60-story reinforced concrete structure topped-out back in early September, and it was unclear until recently why further progress had halted. However, new reports have revealed the 670-foot-tall building is actually leaning three inches to the north, leading to a series of legal disputes between Fortis Property Group, LLC, the developer, and Pizzarotti LLC, the current contractor. The project is being designed by Hill West Architects while Groves & Co is serving as the interior designer. Douglas Elliman is handling sales of the units.

Exterior Work on 25 Great Jones Nearing Completion in NoHo

Work on 25 Great Jones Street, aka 22 Bond Street, is another step closer to completion. This will be a new 11-story condominium project in the NoHo neighborhood. It is located on a thin rectangular parcel of land that spans between Great Jones Street and Bond Street. BKSK Architects is the designer while Second Development Services and Richport Group are the two developers. The exterior glass on the northern elevation is finished while the first segments of the dark-colored steel fins on the upper floors of the building have begun installation. A total of six units will begin at $9.8 million with the penthouse reportedly set to span about 4,000 square feet.
