Coney Island Shore Theater’s Hotel Conversion Begins at 1301 Surf Avenue in Coney Island, Brooklyn

Work has begun on the renovation and hotel conversion of the Coney Island Shore Theater, a seven-story historic building at 1301 Surf Avenue in Coney Island, Brooklyn. Designed by Gerner Kronick + Valcarcel Architects and developed by PYE Properties, the project will transform the derelict 98-year-old structure into a hotel with guest amenities and ground-floor retail space. The property is located at the corner of Surf and Stillwell Avenues and has sat abandoned since the early 1970s.

The Matteo Nears Completion at 323 East 79th Street on Manhattan’s Upper East Side

Exterior work is finishing up on The Matteo, a 17-story residential building at 323 East 79th Street in the Yorkville section of the Upper East Side. Designed by Woods Bagot Architects and developed by Boomerang Development Group, which purchased the property from Spruce Capital Partners for $13.7 million, the 214-foot-tall structure will yield 35,045 square feet with 15 full-floor condominium units in three- to four-bedroom layouts. All homes will feature direct elevator access, and some will span two floors. Sunlight Construction AA is the general contractor and The Masters Division at Nest Seekers is handling sales and marketing for the property, which is located on a narrow interior plot between First and Second Avenues.

1491-1493 First Avenue Readies for Excavation on Manhattan’s Upper East Side

Demolition is complete at 1491-1493 First Avenue, the site of a 24-story residential building in the Lenox Hill section of Manhattan’s Upper East Side. Designed by Hill West Architects and developed by Carmel Partners, which purchased the property for $73.5 million in early 2022 from local developer Robert Chou, the 209-foot-tall structure will yield 94 condominium units with an average scope of around 1,900 square feet, as well as 7,120 square feet of ground-floor retail space and cellar level. CP VII 78th Street Owner is the owner and Carmel Construction East is the general contractor for the project, which is located at the southwestern corner of First Avenue and East 78th Street.

Foundations Underway at 300 East 83rd Street on Manhattan’s Upper East Side

Foundation work is progressing at 300 East 83rd Street, the site of a 22-story residential building in the Yorkville section of the Upper East Side. Designed by SLCE Architects and developed by Lalezarian Group, the 235-foot-tall structure will span 84,266 square feet and yield 70 units, as well as cellar and ground-floor retail space. The homes will average 1,203 square feet, likely indicating condominiums. Hudson 37 LLC is the general contractor for the property, which is located at the corner of East 83rd Street and Second Avenue.

KPF’s 520 Fifth Avenue Supertall Rises Above Street Level in Midtown, Manhattan

Construction is rising above street level on 520 Fifth Avenue, a 76-story residential supertall in Midtown, Manhattan. Designed by Kohn Pedersen Fox and developed by Rabina, which took over from Ceruzzi Properties and SMI USA in 2019, the 1,000-foot-tall structure will span 507,608 square feet yield 98 residential units, as well as commercial space on the lower floors and four cellar levels. WSP is the structural engineer, DeSimone Consulting Engineers is the facade consultant, and Suffolk Construction is the general contractor for the property, which is located at the northwest corner of Fifth Avenue and West 43rd Street, one block north of Bryant Park.

Curtain Wall Installation Begins on JPMorgan Headquarters at 270 Park Avenue in Midtown East, Manhattan

The first curtain wall panels have begun installation on JPMorgan Chase‘s rising 1,388-foot supertall headquarters at 270 Park Avenue in Midtown East. Designed by Lord Norman Foster of Foster + Partners and developed by Tishman Speyer, the 70-story skyscraper will yield 2.5 million square feet of office space for 15,000 employees, and will become the tallest structure in New York powered entirely by hydroelectric energy. Adamsom Associates is the architect of record, Banker Steel provided the steelwork, NYC Constructors is the steel subcontractor, Mueser Rutledge Consulting Engineers (MRCE) designed the structural foundation elements, Severud Associates is the engineer of record, R&R Scaffolding Ltd. will provide the BMU, and AEOCOM Tishman is the general contractor for the property, which occupies a full block bound by East 48th Street to the north, East 47th Street to the south, Park Avenue to the east, and Madison Avenue to the west.

27 Park Place’s Renovation Nears Completion in Tribeca, Manhattan

Exterior work is nearing completion on 27 Park Place, a five-story commercial building in Tribeca. Designed by Michael Schmitt Architect PC, the project involves a full gut renovation and exterior restoration to remediate damage from a six-alarm fire that ravaged the structure in September 2017. Empire State Development is the general contractor for the property, which is bound by Murray Street to the north, Park Place to the south, and Church Street to the west.

Final Exterior Work Underway on FÖRENA at 540 Sixth Avenue in Chelsea, Manhattan

Construction is nearing completion on FÖRENA, a 12-story residential building at 540 Sixth Avenue in Chelsea. Designed by Morris Adjmi Architects and developed by Landsea Homes and DNA Development, the 80,000-square-foot structure will yield 50 condominium units in one- to three-bedroom layouts with pricing starting at $1.575 million. Fredrik Eklund and John Gomes of The Eklund Gomes Team and The Tuinstra-Davis Team at Douglas Elliman are leading sales and marketing for the property, which was built by Ryder Construction at the corner of West 14th Street and Sixth Avenue, on the border with Greenwich Village.

604 Fifth Avenue Wraps Up Renovation Work in Midtown, Manhattan

Renovation work is complete on 604 Fifth Avenue, a six-story commercial building in Midtown, Manhattan. Designed by William Van Alen, architect of the Chrysler Building, the 65-foot-tall structure opened as the Childs Building in 1924 and most recently housed an 18,000-square-foot TGI Fridays. Japanese confectioner Minamoto Kitchoan purchased the property from The Riese Organization for $45 million in April 2021 for its new flagship store. Andrew Pettit Architect was the designer and Cross Management Corp. was the general contractor for the interior and exterior renovation project, which is located between East 48th and 49th Streets.

Redesign Revealed for 45 Broad Street in Manhattan’s Financial District

YIMBY spotted a series of new exterior renderings for 45 Broad Street, a long-stalled site located in the Financial District of Lower Manhattan. Originally designed by CetraRuddy and developed by Madison Equities and Gemdale Properties, the formerly planned 1,115-foot supertall residential skyscraper appears to have a new and shorter undisclosed architectural height with a completely new design by Handel Architects. Lendlease will be the general contractor and take over from Pizzarotti LLC for the ground-up development, which will have 221,000 square feet of rentable space, 302 units most likely being condominiums, and 52 floors built atop a narrow interior lot between Exchange Place and Beaver Street.
