YIMBY Scopes Views from ODA’s 208 Delancey Street on Manhattan’s Lower East Side

YIMBY took a construction tour of 208 Delancey Street, a 12-story condominium building that topped out on Manhattan’s Lower East Side late last year. Designed by ODA New York and developed by New Empire Corporation, the L-shaped 85,000-square-foot reinforced concrete superstructure will yield 85 units at the corner of Pitt and Delancey Streets. Compass is handling sales and marketing for the condominiums, which range from studios to three-bedroom floor plans. Prices range from $625,000 for a studio to $2.655 million for a two-bedroom, two-bathroom penthouse unit. ASH NYC curated and staged a pair of model homes for the property.

Designed by CetraRuddy for Delancey Street Associates, a partnership of BFC Partners, L+M Development PartnersTaconic PartnersThe Prusik Group, and Goldman Sachs Urban Investment Group, the property yields residential and office space on a full-block parcel bound by Delancey Street to the north, Broome Street to the south, Suffolk Street to the east, and Norfolk Street to the west. Corcoran Sunshine Marketing Group is handling marketing and sales for One Essex Crossing, which is approaching 50 percent sold.

Façade work is progressing on 222 E. Broadway, a 28-story residential tower on Manhattan’s Lower East Side. Designed by S4Architecture for Optimum, the 84,271-square-foot structure will yield 51 units with an average scope of 1,397 square feet. Round Square Development is the general contractor for the property, which is located by the corner of East Broadway and Clinton Street.

55 Suffolk Street Reaches Pinnacle Over Manhattan’s Lower East Side

Construction has topped out on 55 Suffolk Street, a 30-story residential building on Manhattan’s Lower East Side. Designed by Dattner Architects and developed by Gotham Organization, the 310-foot-tall structure is the taller in the two-building Broome Street Development complex along with the 16-story The Norfolk Senior Housing Building at 64 Norfolk Street to the west. Both buildings will collectively span 387,223 square feet and yield a total of 488 rental units, of which 43 percent will be dedicated to permanently affordable housing. Monadnock Construction, Inc. is the general contractor for the two buildings, which are being built between Suffolk and Norfolk Streets.

Leasing has begun for 85 Jay Street, a 1.1-million-square-foot residential development in DUMBOBrooklyn. Designed by Morris Adjmi Architects, the project consists of a pair of 21-story buildings that rise from a multi-level podium with multiple retail spaces. The residential component comprises Front & York, a collection of 408 condominiums from CIM Group and LIVWRK, and Magnolia DUMBO, a slate of 320 rental units from RXR Realty with marketing led by Douglas Elliman Development Marketing Group. New Line Structures is the general contractor for the property, which occupies a full-block parcel bound by Front Street to the north, York Street to the south, Bridge Street to the east, and Jay Street to the west.
