Hotel Renovations Underway for Hyatt Regency Times Square At 1605 Broadway in Times Square, Manhattan

Renovation work is underway on 1605 Broadway, a 46-story hotel tower in Times Square, Manhattan. The 480-foot-tall building originally opened in 1989 as the Holiday Inn Crown Plaza Manhattan and most recently operated as the 800-room Crowne Plaza Times Square before closing at the end of 2024. The building has since sat vacant with only the retail tenants left operating on the ground floor. Gensler is the architect and interiors designer for the property overhaul, which is planned to reopen later this year as the Hyatt Regency Times Square with 795 guest rooms and 159 enclosed parking spots. Argent Ventures under the Times Square JV, LLC is listed as the owner of the development, which is located between West 48th and 49th Streets.

New Renderings Revealed for The Willow at 201 East 23rd Street in Gramercy, Manhattan

New renderings have been revealed for The Willow, a 19-story residential building under construction at 201 East 23rd Street in Gramercy, Manhattan. Designed by COOKFOX Architects and developed by Naftali Group, the topped-out 210-foot-tall structure will yield 69 residences as well as ground-floor retail space. The 7,200-square-foot lot is located at the corner of East 23rd Street and Third Avenue.

Façade Work Progresses on The Henry at 211 West 84th Street on Manhattan’s Upper West Side

Exterior work is progressing on The Henry, an 18-story residential building at 211 West 84th Street on Manhattan’s Upper West Side. Designed by Robert A. M. Stern Architects with Hill West Architects as the architect of record and developed by Naftali Group, the 209-foot-tall structure will span 154,598 square feet and yield 45 condominium units with an average scope of 3,371 square feet. The building will also contain 2,898 square feet of ground-floor retail space, a cellar level, and 17 enclosed parking spaces. The property has nearly 250 feet of frontage along West 84th Street from the corner of Broadway to the middle of the city block.

Demolition Nears Completion at 54-03, 54-11 Queens Boulevard in Woodside, Queens

Demolition is almost done at 54-03 and 54-11 Queens Boulevard in Woodside, Queens. The rectangular 12,000-square-foot property is bound by Queens Boulevard to the south, 55th Street to the east, and 54th Street to the west. Santiago Helman of Nostrand Land LLC is listed as the owner and filed demolition permits, in part, due to the instability of both structures.

French Department Store Printemps Opens At One Wall Street in Financial District, Manhattan

Printemps, the 160-year-old upscale French department store, opened its first U.S. location this morning at One Wall Street in Lower Manhattan’s Financial District. Designed by Laura Gonzalez in the style of a Parisian apartment, the 55,000-square-foot outpost spans two stories and is the final component in the transformation of the historic 564-foot-tall Art Deco skyscraper, which underwent an office-to-residential conversion that finished in 2023. The property yields 566 condominium units, 100,000 square feet of private amenities, as well as a Whole Foods Market and Life Time fitness facility in its base. Printemps is located along Broadway between Wall Street and Exchange Place.

The Duchess Wraps Up Construction at 300 East 83rd Street on Manhattan’s Upper East Side

Construction is wrapping up on The Duchess, a 22-story residential building at 300 East 83rd Street in the Yorkville section of Manhattan’s Upper East Side. Designed by SLCE Architects and developed by Lalezarian Properties, the 235-foot-tall structure spans 93,682 square feet and yields 70 rental units, as well as ground-floor retail space. A portion of the residential inventory will be designated for affordable housing. The property is alternately addressed as 1594-1598 Second Avenue and located at the corner of East 83rd Street and Second Avenue.

ULURP Process Underway For Foster + Partners’ 350 Park Avenue Supertall in Midtown East, Manhattan

The Uniform Land Use Review Procedure (ULURP) officially kicked off yesterday for 350 Park Avenue, a nearly 1,600-foot-high supertall skyscraper in Midtown East, Manhattan. Designed by Foster + Partners and developed by Vornado Realty Trust, Rudin, and Ken Griffin, the 62-story structure will yield 1.8 million square feet of Class A office space with a capacity of 6,000 employees. Griffin’s companies, Citadel and Citadel Securities, will serve as the two main anchor tenants, occupying at least 850,000 square feet. The 53,000-square foot property is located between East 51st and 52nd Streets.

402 Union Avenue Tops Out in Williamsburg, Brooklyn

Construction has topped out on 402 Union Avenue, a six-story residential building in Williamsburg, Brooklyn. Designed by Kao Hwa Architects P.C. for 402 Union Associates LLC, the structure will span 10,100 square feet and yield six condominium units. The project is located on a 0.3-acre parcel at the corner of Union Avenue and Ainslie Street.

Renderings Reveal Four-Tower ‘Iberia’ Master Plan in Newark, New Jersey

New renderings have been revealed for Iberia, a four-tower residential complex that was recently approved for 450-466 Market Street and 31-39 Jefferson Street in the Ironbound neighborhood of Newark, New Jersey. Designed by MHS Architecture, the $803 million development will rise between 26 and 30 stories tall and yield 1,402 rental units, with 283 designated for low-income housing. The complex will also contain more than 100,000 square feet of residential amenities. The property is bound by Market Street and Raymond Boulevard to the northeast, Congress Street to the northwest, Jefferson Street to the southeast, and Ferry Street to the southwest.

171 Montrose Avenue Rises Above Street Level in Williamsburg, Brooklyn

Construction is rising on 171 Montrose Avenue, a four-story residential building in Williamsburg, Brooklyn. Younes Abouyaala of AA Building & Inspection Services is listed as the engineer of record for the mixed-use project, which will stand 69 feet tall and yield nine rental units with an average scope of 833 square feet. The project will also include a 35-foot-long rear yard, a community facility in the cellar level, and ground-floor retail space. One of the units will be a penthouse. The property is located on an interior lot between Humboldt Street to the east and Avenue of Puerto Rico to the west.
