165 Broome Street Progresses on Manhattan’s Lower East Side

Exterior work is continuing on 165 Broome Street, a 15-story affordable housing building on Manhattan’s Lower East Side. Designed by Handel Architects and developed by Grand Street Guild Housing Development Fund Company, Grand Street Guild East Housing Development Fund Company, Southeast Grand Street Guild Housing Development Fund Company, and Clinton Broome Development LLC, the 235,235-square-foot structure is also known as “Building 3-5” and will yield 235 units in studio to three-bedroom layouts, and 65,668 square feet for parking space with a capacity for 126 vehicles. The development will eventually be joined by a 215-foot-tall, 16-story “Building 3-6” at 151 Broome Street to the east, and the properties are expected to yield a combined total of 480 units. Monadnock Construction is the general contractor for the project, which is located within the Seward Park Extension master plan and bound by Broome Street to the north, Pitt Street to the east, and Clinton Street to the west.

Excavation Progresses at 18 West 55th Street in Midtown, Manhattan 

Excavation is in full swing at 18 West 55th Street, the site of a forthcoming 24-story residential building in Midtown, Manhattan. Designed by Morris Adjmi Architects and developed Garden Homes under the 18 West 55th Street LLC, the 289-foot-tall structure will yield 152,084 square feet with 97 rental units spread across 127,909 square feet, as well as 6,380 square feet of ground-floor commercial space and a 10,343-square-foot cellar level. Garden Homes and co-developer and general contractor Skyline Developers purchased the property, which is located between Fifth and Sixth Avenues, for $75 million in 2019.

360 Bowery Office Tower Tops Out Over Noho, Manhattan

Construction has topped out on 360 Bowery, a 22-story commercial building in Noho, Manhattan. Designed by Morris Adjmi Architects and developed by AECOM-Canyon Partners under the ACEF-CBSKI 360 Bowery LLC, the 275-foot-tall structure will yield 112,617 square feet with 72,151 square feet of office space, 26,637 square feet of community facility space, and a cellar. SK Development of CBSK Ironstate are the owners, Ancora Engineering was the engineer of record for the excavation, and CM & Associates is the general contractor for the property, which is located at the corner of Bowery and East 4th Street.

Demolition Continues for 68-Story Skyscraper at 100 West 37th Street in Midtown, Manhattan

Demolition is steadily moving downward at 100 West 37th Street, the site of a 68-story mixed-use residential skyscraper in the Garment District of Midtown, Manhattan. Designed by C3D Architecture and developed by Sioni Group under the 989 Sixth Realty LLC, the 743-foot-tall structure will yield 384,118 square feet with 300 condominium units spread across 297,301 square feet, as well as 86,817 square feet of commercial space and two cellar levels. Northeast Specialist Group is currently serving as the demolition contractor for the corner property, which is alternately addressed as 989-993 Sixth Avenue and located at the intersection of Sixth Avenue and West 37th Street.

25 Water Street Readies for 1,300-Unit Residential Conversion in Financial District, Manhattan

Preparation work has begun for the residential conversion of 25 Water Street, a 22-story former office building in Manhattan’s Financial District. Designed by CetraRuddy and developed by GFP Real Estate, Metro Loft Management, and Rockwood Capital, the project involves the construction of ten new stories above the parapet of the existing structure, the replacement of its brick façade with a modern fenestration with more expansive windows, and the gut renovation of its 1.1 million square feet of interiors into 1,300 rental units. When complete, the conversion will be the largest ever in the United States by unit count, surpassing the recent redevelopment of One Wall Street with its 566 condominiums. Pavarini McGovern is the general contractor for the property, which is Water Street to the north, 2 New York Plaza to the south, the New York Vietnam Veterans Memorial to the east, and Broad Street to the west.
