Construction is up to the third floor on the nine-story, 142,554-square-foot mixed-use commercial building at 540 West 26th Street, in West Chelsea. The latest photos can be seen on the YIMBY Forums. The most recent building permits indicate the project will eventually measure 142,554 square feet and rise 135 feet above street level. The developers have already pre-leased 85,421 square feet across portions of the ground through fifth floors to Avenues: The World School, a private school. The sixth through ninth floors will contain office space and the ground floor will feature an art gallery space. The real estate fund Savanna and the Silvermintz family are developing the building, while Morris Adjmi Architects is designing it. Completion is expected in 2017.

Now, the firm is pushing forward with its first major downtown project, a two-building, 290,000-square-foot residential development on West 28th Street between Seventh and Eighth avenues. They’ve filed plans for the second 21-story building in the complex, at 225 West 28th Street.

Reveal for OMA-Designed 18-Story, 133-Unit Mixed-Use Project at 121 East 22nd Street, Gramercy

In May, schematic drawings offered a first glimpse of the Office of Metropolitan Architecture-designed 18-story, 133-unit mixed-use complex at 121 East 22nd Street (a.k.a. 122 East 23rd Street), in Gramercy. A rendering has now been revealed of the main 18-story tower portion, to rise on the corner of East 23rd Street and Lexington Avenue, Archdaily reported. The latest building permits indicate the complex, comprised of 18- and 13-story components, will encompass 275,387 square feet, unchanged from May. There will be 12,125 square feet of retail space on the ground floor. The units above will be condominiums ranging from studios to five-bedrooms, averaging 1,492 square feet apiece. Toll Brothers City Living is the developer and SLCE Architects is the architect of record. The block-thru site has been cleared of its four-story predecessors. Completion is expected in 2018.

LED Crown Atop 73-Story One57 Illuminated for First Time

YIMBY’s last update on One57 — the 73-story mixed-use tower, with 92 condominiums perched above a 210-key Park Hyatt Hotel, at 157 West 57th Street, in Midtown — was back in August of 2014. At the time, the removal of sidewalk shedding was underway, which signaled that construction had been completed. One last element, however, wasn’t revealed until earlier this week: the structure’s LED crown that faces Central Park. The western half was turned on, as seen in a photo posted to the YIMBY Forums. Renderings have long suggested an illuminated crown on the 1,005-foot-tall tower, which was designed by Paris-based Atelier Christian de Portzamparc. Extell Development Company developed One57. Per a count done in the spring, 38 condos remained unsold.

Excavation work is nearly complete and construction has started on the foundation of the planned 63-story, 124-unit mixed-use building at 138 East 50th Street, in Midtown East. The latest photo was captured by YIMBY Forums user ILNY/NY Construction Photography. The most recent building permits indicate the project will rise 803 feet above street level and measure 253,222 square feet. There will be 4,588 square feet of retail space across the cellar and ground floors. The residential units, condominiums, should average 1,706 square feet apiece. The number of units listed on permits, 124, is up quite a bit from what YIMBY reported a year ago, 91, when renderings were revealed. Ceruzzi Properties is the developer and Pelli Clarke Pelli Architects is the design architect. SLCE Architects is the architect of record. Completion in 2018 is probable.
