Reveal for 19-Story, 386-Key Hotel Project at 334 West 36th Street, Garment District

Back in June of 2015, Sam Chang’s Great Neck, N.Y.-based McSam Hotel Group disclosed plans to incorporate a portion of the façade of the six-story Christ Church, at 334-344 West 36th Street in the Garment District, into their planned hotel redevelopment. Now, a rendering of the project has been revealed by the New York Post. The latest building permits indicate a 19-story, 386-key hotel is in the works, which is somewhat scaled-down compared to early filings that listed as many as 566 rooms. It will encompass 132,210 square feet and is being designed by SoHo-based Gene Kaufman Architect. Unfortunately, the six-story parish house portion of the church is in the process of being demolished. It’s expected to be rebuilt with pre-fabricated materials. Guest amenities include a fitness center, meeting rooms, a ballroom, laundry facilities, a restaurant and bar, and storage for 12 bicycles.

The monolithic, dark glass office tower at the corner of Madison Avenue and 46th Street is being stripped of its dreary facade, partially demolished, and rebuilt with new floors. The block-long structure at 380 Madison Avenue will be reborn, taller and more translucent, as 390 Madison Avenue in 2018.

15-Story, 80-Key Hotel Redevelopment Planned at 1420 Broadway, Midtown

In 2014, investors Issac Chetrit and Charles Aini acquired, for $268 million, the 24-story, 415,000-square-foot multi-use commercial building at 1412 Broadway and the three-story, 7,000-square-foot retail property at 1420 Broadway. The buildings are located at the corner of West 39th Street. Now, the property owners have disclosed plans to redevelop the three-story retail building into a roughly 15-story, 80-key hotel, The Real Deal reported. The 2,286-square-foot property can accommodate up to 34,290 square feet of commercial development. The existing property is triple-net leased through 2020, which means construction won’t begin until the lease expires and the tenants vacate the premises. The eventual hotel building will connect to the retail component of 1420 Broadway through the ground floor. Plans have not yet been filed with the Buildings Department.

A block a little north of Madison Square Park is on its way to a major transformation, thanks to action by the Landmarks Preservation Commission on Tuesday. The block in question is between Fifth Avenue and Broadway, on West 29^th Street and part of West 30^th Street.

17-Story Office Building Coming to 43 West 47th Street in Midtown’s Diamond District

A 220-foot-tall office development is set to replace two smaller buildings – one mixed-use and the other commercial – in Midtown’s tiny Diamond District. New building applications were filed Friday for the 17-story building at 43 West 47th Street, between Fifth and Sixth avenues.

Zaha Hadid-Designed Mixed-Use Project Planned At 220 Eleventh Avenue, West Chelsea

Back in 2002, the Moinian Group acquired, for an undisclosed amount, the 19,750-square-foot lot at 220 Eleventh Avenue, located between West 25th and 26th streets in West Chelsea. Since then, the Metropolitan Transportation Authority (MTA) has constructed what appears to be a ventilation system for the 7 Subway Extension on the northern end of the lot. Now, we can bring you news that the developer is moving forward with development of the site. Planned is a mixed-use project, with condominiums and a space for a cultural institution, designed by Zaha Hadid Architects. The project was one of the last that Zaha Hadid personally designed before she unexpectedly passed away earlier this year. The site can accommodate up to 187,820 square feet of new mixed-use development. Construction is expected to get underway in early 2017.

445-Key Hard Rock Hotel Under Development at 159 West 48th Street, Midtown

Over the weekend, it was revealed, by the New York Post, that Extell Development is partnering with Hard Rock International to build a Hard Rock Hotel at 151-159 West 48th Street, located mid-block between Sixth and Seventh avenues, near Times Square in Midtown. Now, a rendering and additional details have been released in a Curbed NY report. The hotel tower will boast 445 rooms, a lobby lounge, a restaurant and bar, a rooftop lounge, and an underground speakeasy-style establishment. The hotel will also feature iconic music memorabilia, like many Hard Rock locations do. The 13,153-square-foot site is currently occupied by a seven-story parking garage and a five-story tenement building. Permits were filed to demolish the garage in February. The assemblage can accommodate 180,336 square feet of commercial development as-of-right. Additional air rights can be acquired elsewhere on the block and from around the district, as the site sits within the special Times Square zoning district.

Supertall 111 West 57th Street Sprouts from the Ground

One of the greatest single engineering challenges currently under construction in New York City has risen above ground. That project is the supertall mixed-use residential tower 111 West 57^th Street, located just west of Sixth Avenue in Midtown, and we can see the construction progress on the Billionaires’ Row building thanks to several photos posted by YIMBY Forums users.

Luxury Senior Facility Revealed at 681 Lexington Avenue

The Wall Street Journal has revealed the design for a new luxury senior living facility coming to the northeast corner of 56th Street and Lexington Avenue, spanning 677-681 Lexington Avenue. Hines and Welltower are the developers, and paid $115 million for the assemblage, which will host a new 15-story building designed by SLCE Architects.

21-Story Residential Building Rises Above Ground Level at 221 West 29th Street, Chelsea

A 21-story building has risen above ground level at 221 West 29th Street, on the northern fringe of Chelsea. The 210-foot-tall building, situated between Seventh and Eighth avenues, two blocks south of Penn Station, is slated to contain 95 rental units, 19 of which are scheduled to be affordable. The project is developed by CBSK Ironstate, the group consisting of SK Development, CB Developers, and Ironstate Development. The architecture firm Goldstein, Hill & West is responsible for the design that draws inspiration from its pre-war context. CM & Associates Construction Management, LLC, abbreviated as CMA, was contracted for pre-construction design consultation and construction management.
