111 West 57th Street’s Terracotta Façade Nears Completion as Closings Commence, in Midtown

The curtain wall of SHoP Architects‘ dramatic supertall at 111 West 57th Street is nearing completion as condominium sales have begun to close. Developed by JDS Development, Property Markets Group, and Spruce Capital Partners, the world’s most slender building stands topped out 1,428 feet above Billionaires’ Row in Midtown, and is currently the second-tallest building in the city by roof height. Meanwhile, the first closings have been recently finalized for the Landmark Residences, a collection of 14 homes located inside the attached pre-war structure that are designed by Studio Sofield and marketed by Douglas Elliman.

RIU Hotel’s Façade Progresses as Construction Climbs at 145 West 47th Street in Times Square

Curtain wall installation is progressing at 145 West 47th Street as the reinforced concrete superstructure rises in Times Square. Designed by Berg + Moss Architects and developed by Tribeach Holdings, the 48-story building will span 141,500 square feet and house a 630-room RIU Hotel.

232 East 54th Street’s Curtain Wall Takes Shape, in Midtown East

Exterior work is progressing on 232 East 54th Street, a topped-out 420-foot-tall residential tower in Midtown East. Designed by Ismael Leyva Architects, the 40-story structure is located between Second and Third Avenues near a number of notable buildings such as the Lipstick Building at 885 Third Avenue and the 915-foot-tall Citigroup Center, aka 610 Lexington Avenue. YIMBY last reported that Elk Investors was listed as the exclusive developer of the building, though ownership may have fully transferred to Mossanen Group and an LLC known as East 54th St. Properties.

611 West 56th Street’s Limestone Panels Begin Reaching Skyward, in Hell’s Kitchen

Curtain wall installation has begun at 611 West 56th Street, aka 823 Eleventh Avenue, a 37-story condominium building in Hell’s Kitchen. Located near the Hudson River at the northwestern corner of West 56th Street and Eleventh Avenue, the 450-foot-tall project is designed by Portuguese architect Alvaro Siza and is being developed by Sumaida + Khurana and LENY, with SLCE as the architect of record. Gabellini Sheppard Associates is in charge of interior designs for the 80 units.

Glass Façade Reaches Top Setback of 106 West 56th Street in Midtown

The glass curtain of 106 West 56th Street appears to have recently reached the top floor of the 403-foot-tall office building. Designed by Perkins Eastman and developed by private equity firm Savanna along with Hong Kong-based developer Atom Assets, the 27-story structure stands topped out between Sixth Avenue and Seventh Avenue, one street to the south of Billionaires’ Row.

Excavation Begins at 509 Third Avenue in Murray Hill, Manhattan

Excavation activity has begun at 509 Third Avenue in Murray Hill for what will become a 35-story mixed-use residential development. Situated at the corner of East 34th Street, the site has been cleared following the demolition of multiple five-story buildings that once occupied the property. Ismael Leyva Architects is the architect of record and Kevin Lalezarian under the Third and Thirty Four LLC is listed as the owner behind the applications for the 386-foot-tall structure, which will yield 229 units.

CetraRuddy-Designed 200 East 34th Street Gets Ready To Rise, in Kips Bay

YIMBY previously revealed the first batch of renderings for what will be a 31-story mixed-use building at 200 East 34th Street, aka 501 Third Avenue, in Kips Bay, Manhattan. CetraRuddy Architecture is the designer of the upcoming 388-foot-tall tower positioned at the corner of East 34th Street and Third Avenue. The edifice is expected to yield a total of 135,094 square feet. Xiaocheng Zhou under COA 200 East 34th LLC is listed as the owner behind the permit applications.

Demolition Prep Begins for Macklowe’s 1,556-Foot-Tall Tower Fifth, in Midtown

Demolition preparations appear to have begun for Tower Fifth, a proposed 1,556-foot-tall office skyscraper by Macklowe Properties. Located along East 51st Street between Madison Avenue and Fifth Avenue, and directly to the north of St. Patrick’s Cathedral, the 96-story supertall would be the tallest structure by roof height in the city, eclipsing Extell‘s Central Park Tower by six feet. YIMBY last reported that the project team had successfully negotiated a $192 million refinancing package from Fortress Investment Group. The $1 billion development is planned to span two plots of land, 5 East 51st Street and 12 East 52nd Street.

Tracking JP Morgan Chase’s Demolition of 270 Park Avenue in Midtown East

Demolition has begun for JP Morgan Chase‘s 52-story former headquarters at 270 Park Avenue, which was once known as the Union Carbide Building. The financial titan is razing the 707-foot-tall mid-century skyscraper to make way for a massive 1,425-foot-tall, 2.5-million-square-foot supertall that will be among the tallest structures in New York City.

YIMBY Stops By the Site of ODA’s 303 East 44th Street Skyscraper in Midtown East

YIMBY stopped by 303 East 44th Street in Midtown East, the site of a planned 600-foot-tall residential skyscraper from ODA Architects and Triangle Assets. Located along East 44th Street between First and Second Avenues, the 88,000-square-foot development is designed to yield roughly 44 condominiums spanning between 1,000 and 2,000 square feet apiece.
