251 West 14th Street Resumes Cantilevering Construction Work In Chelsea, Manhattan

A walk through the Midtown, Manhattan neighborhood of Chelsea revealed a surprising observation at the site of 251 West 14th Street. Construction on the once-stalled reinforced concrete edifice now appears partially topped-out, due to the ascendance of the steel that makes up the final upper cantilevering levels of the ground-up 11-story residential project. Designed by Isay Weinfield and FORM4 Design Studio PLLC, there will be a total of 25 condominiums. YIMBY last reported that Pizzarotti is in charge of the build, which is located along West 14th Street between Seventh and Eighth Avenues.

Construction Wraps Up on Thomas Heatherwick’s Lantern House at 515 West 18th Street in Chelsea, Manhattan

Exterior work is nearing completion on Lantern House, a pair of residential buildings straddling the High Line at 515 West 18th Street in Chelsea. Developed by Related Companies and designed by Thomas Heatherwick with SLCE Architects as the architect of record, the ten- and 21-story structures yield a total of 181 residential units with sales and marketing led by Related Sales LLC and Corcoran Sunshine Marketing Group. Lantern House is bound by Tenth Avenue the east, West 18th Street to the south, West 19th Street to the north, and Frank Gehry’s IAC Building immediately to the west.

YIMBY’s 2021 Construction Report Shows 30,036 New Residential Unit Filings in New York City

YIMBY’s 2020 New Building Report, covering 2019’s numbers, showed a substantial increase in applications, with 2019’s total filings reaching 36,467. This year, the numbers have dropped somewhat, with 2020’s submitted residential units totaling 30,036. While this was a decrease, it was still substantially above the 2018 total of only 20,393 new units filed, indicating that in spite of the profound headwinds beginning in March of last year that are now seemingly abating, permitting activity remained fairly vigorous. The Cortland’s Red Brick Façade Continues Progress at 555 West 22nd Street in West Chelsea, Manhattan

Exterior work is continuing to shape up on The Cortland, a 26-story condominium building at 555 West 22nd Street in West Chelsea. Designed by Robert A. M. Stern Architects and developed by Related Companies with SLCE Architects as the architect of record, the nearly 300-foot-tall, 250,000-square-foot project will yield 141 units, averaging around 2,245 square feet apiece. The building is located along West Street and the Hudson River waterfront between West 22nd and West 23rd Streets.

39 West 23rd Street’s Glass and Stone Façade Continues Installation in Chelsea, Manhattan

Curtain wall work is continuing to shape up at 39 West 23rd Street, a 24-story residential development in the Flatiron District. Designed by COOKFOX Architects and developed by Anbau Enterprises, the project consists of two structures spanning between West 23rd and West 24th Streets, separated by a private interior courtyard. The site sits almost directly in the center of a rectangular parcel bound by Fifth Avenue to the east and Sixth Avenue to the west.

Excavation Underway at 241 West 28th Street in Chelsea, Manhattan

Excavation has begun at 241 West 28th Street, the site of a 22-story, 479-unit residential project in Chelsea. Designed by COOKFOX for MAG Partners, Atalaya, Safanad, and Qualitas, the two-tower development is progressing due to $173 million in construction financing arranged by Maverick Commercial Properties. MAG Partners acquired the property, which is located between Seventh and Eighth Avenues, in December 2018 and established a 99-year ground lease with Edison Properties. Thirty percent of the residential units will be reserved for low- and middle-income households.

Renderings Revealed for Pi Capital Partners’ 335 Fifth Avenue in NoMad, Manhattan

YIMBY has exclusive new renderings for an upcoming 21-story mixed-use project at 335 Fifth Avenue in the Midtown, Manhattan neighborhood of NoMad. Designed by Raymond Chan Architect PC and developed by James and Jerry Pi of Pi Capital Partners, the 72,000-square-foot building will yield 83 rental apartments above 10,000 square feet of commercial retail space, with the latter component spanning three stories at the base. The corner site is located at the intersection of Fifth Avenue and East 33rd Street, directly to the east of the Empire State Building.

Façade Work Wraps Up at 113 West 24th Street in Chelsea, Manhattan

Façade work is wrapping up on 113 West 24th Street, a 39-story Marriott hotel in Chelsea. Designed by Stonehill Taylor and developed by Lam Generation, the 420-foot-tall tower sits between Sixth and Seventh Avenues and is planned to yield 360 rooms averaging around 380 square feet apiece.

One Madison Avenue’s Renovation and Expansion Project Ramps Up in the Flatiron District, Manhattan

Construction activity is underway at One Madison Avenue in the Flatiron District, where the 13-story full-block structure is being renovated and expanded with a new 18-story addition. Designed by Kohn Pedersen Fox and developed by SL Green, the project will stand 27 stories and yield 1.4 million square feet of Class A office space. Helping to develop and finance One Madison Avenue’s future are the National Pension Service of Korea and Hines, contributing a grand total of $1.25 billion in construction financing. The property is bound by East 23rd Street to the south, Madison Avenue and Madison Square Park to the west, East 24th Street to the north, and Park Avenue South to the east.
