At number 12 on our construction countdown is 520 Fifth Avenue, a proposed 995-foot-tall mixed-use skyscraper in Midtown, Manhattan. Designed by Kohn Pedersen Fox and developed by Rabina Properties, who took over as the lead developer in 2019 from Ceruzzi Properties and SMI USA, the 507,608-square-foot structure will yield 98 residential units, commercial space, and four cellar levels. Permit applications that were filed in the beginning of 2021 for the project, which is located at the corner of Fifth Avenue and West 43rd Street.

Construction is complete on The Graydon Chelsea, a 16-story residential building at 128 West 23rd Street in Chelsea. Designed by Kutnicki Bernstein Architects and developed by Valyrian Capital and Pan Brothers, the 40,230-square-foot structure yields 30 units averaging 1,200 square feet apiece, as well as retail space on the ground floor and cellar level. Construction has topped out on Two Manhattan West, a 935-foot-tall commercial skyscraper in Midtown West and number 13 on our year-end countdown. Designed by Skidmore Owings & Merrill and developed by Brookfield, the 58-story tower will yield 2 million square feet of office space directly to the south of its 996-foot-tall fraternal twin, One Manhattan West. AECOM Tishman is the general contractor for the project, which is aiming for LEED Gold Certification and is located at the corner of West 31st Street and Ninth Avenue.

Final Touches Underway on Norman Foster’s 425 Park Avenue in Midtown East, Manhattan

The final touches are underway on 425 Park Avenue, an 897-foot-tall commercial skyscraper in Midtown East and number 14 on our year-end countdown. Designed by Norman Foster of Foster + Partners for L&L Holding Company, Tokyu Land Corporation, and co-managing partner BentallGreenOak, the 47-story building yields around 667,000 square of office space, as well as a ground-floor restaurant run by world-renowned Chef Daniel Humm, proprietor of the Three Michelin-starred Eleven Madison Park. Tishman Construction is the general contractor of the Midtown, Manhattan property, which is bound by Park Avenue to the west, East 55th Street to the south, and East 56th Street to the north. The structure is expected to achieve LEED Gold certification and debut as New York City’s first WELL-certified building.

At number 15 on our construction countdown is 3 Sutton Place, an 847-foot-tall residential skyscraper nearing completion at 430 East 58th Street in Midtown East. Designed by Thomas Juul-Hansen and developed by Gamma Real Estate with Stephen B. Jacobs Group as the executive architect, the 62-story tower is located between Sutton Place South and First Avenue and will yield 121 units. The site is a short walk from the Sutton Place Park North esplanade, which overlooks the East River, Roosevelt Island, and the growing Long Island City skyline.
