A new rendering has been released for 100 West 37th Street, a planned 68-story mixed-use skyscraper in the Garment District of Midtown, Manhattan. Designed by C3D Architecture and developed by Sioni Group under the 989 Sixth Realty LLC, the 743-foot-tall structure will yield 384,118 square feet with 300 condominium units spread across 297,301 square feet, as well as 86,817 square feet of commercial space and two cellar levels. Northeast Specialist Group is currently serving as the demolition contractor for the property, which is alternately addressed as 989-993 Sixth Avenue and located at the corner of Sixth Avenue and West 37th Street.

A new rendering has been revealed for PENN 15, a 56-story commercial supertall at 15 Penn Plaza in MidtownManhattan. Designed by Foster + Partners and developed by Vornado Realty Trust, the 1,200-foot-tall skyscraper will yield 2.7 million square feet of office space and stand as the centerpiece of the 7.4-million-square-foot Penn District master plan. Northstar Contracting Group is the demolition contractor for the Hotel Pennsylvania, which is currently being razed to make way for the new tower along Seventh Avenue between West 32nd and 33rd Streets.

Permits Filed for 215 East 45th Street in Midtown East, Manhattan

Permits have been filed for a 21-story shelter and community services building at 215 East 45th Street in Midtown East, Manhattan. Located between Second and Third Avenues, the lot is a short walk to Grand Central subway station, serviced by the 4, 5, 6, and 7 trains. Nonprofit organization Project Renewal currently operates the City-owned women’s shelter in the seven-story building on the site. The City is using the ULURP process to deliver the site to Project Renewal, who will be the owner of the site when the financing is closed at the end of this year.

Exterior work is nearing completion on the Mandarin Oriental Residences Fifth Avenue, a 29-story residential tower at 685 Fifth Avenue in Midtown. Designed by Marin Architects and developed by SHVO in partnership with Deutsche Finance, the more than $300 million project involves the construction of a ten-floor addition above a former commercial building and the residential conversion of 100,000 square feet of its office space, and will yield 69 fully furnished condominium units managed by Mandarin Oriental Hotel Group and marketed by Douglas Elliman Development Marketing. The Rinaldi Group of New York is the general contractor for the property, which is located between East 53rd and 54th Streets.

Modernization work is shaping up on PENN 2, a 31-story commercial building at Two Penn Plaza in Midtown, Manhattan. Designed by MdeAS Architects and developed by Vornado Realty Trust, the project involves the replacement of the 412-foot-tall tower’s aging midcentury façade with a lighter glass curtain wall and the full gut renovation of its 1.61 million square feet of office space, as well as the construction of new pocketed corner terraces and a multistory cantilevering volume along Seventh Avenue. GMSLLP is the façade consultant and Turner Construction Company and Skanska are the contractors for the property, which is located between West 31st and West 33rd Streets within the Penn District revitalization master plan.
