The furthest reaches of Midtown West are about to get another mixed-use building designed by Cetra Ruddy. The Soho-based firm filed new building applications this morning for a 13-story residential development with ground floor retail at 572 11th Avenue, on the corner of 43rd Street.
The past few months have seen construction kick into high gear at several sites along and adjacent to the 57th Street corridor, and now 111 West 57th Street will join the pack. Interior demolition and excavation began last year, and now the tower’s crane has arrived on-site, signaling its impending verticality.
The City’s EDC has confirmed the redevelopment of the parking lot at 493 11th Avenue, on West 39th Street in Midtown West, according to DNAinfo. The City will request proposals this summer for a permanently all-affordable housing tower, which will also have retail and community space on the lower levels. The site was previously said to allow for a 45-story, 300-unit building, and was formerly occupied by a six-story slaughterhouse, demolished in the 1980’s.
SL Green’s 1.6 million-square-foot office tower at One Vanderbilt Avenue will not only be a test case for the city’s ambitious Midtown East rezoning plan, but it’s one of the few times in recent memory that a private developer has agreed to finance and perform substantial construction work for the MTA.
Last Summer, Apex Real Estate Investments acquired the three-story buildings spanning 253-255 3rd Avenue, in the Gramercy, and now the firm has purchased the buildings at 257-259 3rd Avenue for $15.7 million. According to Commercial Observer, initial plans were to build a 25-unit residential building with affordable units at Nos. 253-255, but it seems the site has been expanded. Bonus air rights are also available with the inclusionary housing bonus, but the rights will apparently be transferred elsewhere.
