27-Story, 299-Key Hotel Building Filed at 30 West 39th Street, Midtown South

Fortuna Realty Group has filed applications for a 27-story, 299-key hotel at 30 West 39th Street, in Midtown South. The project will encompass 133,523 square feet and rise 323 feet to its roof. A restaurant and an outdoor bar will be located on the ground and second floors, followed by hotel rooms across the fourth through 26th floors. Nobutaka Ashihara’s Financial District-based firm is the architect of record. The 8,662-square-foot assemblage, at 24-30 West 39th Street, is occupied by four four-story commercial buildings. Demolition permits were filed last year.

42-Story, 556-Unit Mixed-Use Tower Climbs to Fifth Floor at 685 First Avenue, Murray Hill

Construction is now five stories above street level on the 42-story, 556-unit mixed-use tower under development at 685 First Avenue, located between East 39th and 40th streets in Murray Hill. Progress on the structure can be seen thanks to photos posted to the YIMBY Forums. The latest building permits indicate the project will encompass 813,813 square feet and rise 460 feet in height.

Supertall 111 West 57th Street Nears the 16-Story Mark

One of many supertall buildings rising in Manhattan is about to mark a milestone, as the tower portion of 111 West 57th Street is about surpass the height of the landmarked Steinway Hall.

Developer Considering Residential Project at Site Of 24-Story Apartment Tower, 301 First Avenue, Gramercy

CIM Group has entered into contract to purchase, for nearly $90 million, the vacant 24-story, 156-unit apartment building at 301 First Avenue, located on the corner of East 17th Street in Gramercy. The future owners of the 200,000-square-foot tower are floating plans to either renovate the property into rental apartments or demolishing it for a new condominium building, The Real Deal reported. The 13,248-square-foot lot is currently overbuilt under present-day zoning laws. The building was built in 1969 to house Mount Sinai Beth Israel medical personnel and was vacated in the summer of 2016.

2017 New Construction Report: Building Applications Crash, Down 38 Percent Since 2015

New building applications for single and multi-family residential developments in New York City saw a major slowdown in 2016, as the fading boom following the changes that occurred at the Department of Buildings in 2014 began to slack further. 11-Story, 12-Unit Mixed-Use Building Tops Out at 515 West 29th Street, Chelsea

The 11-story, 12-unit mixed-use building under construction at 515 West 29th Street, in West Chelsea, has topped out. Progress on the project, which includes façade installation, can be seen thanks to photos posted to the YIMBY Forums. The latest building permits indicate the structure, built up from an existing six-story factory, encompasses 36,876 square feet and rises 135 feet in height. It will include 1,698 square feet of retail space across the cellar and ground floors, followed by 12 condominiums across the second through 11th floors. The apartments should average a spacious 2,932 square feet apiece. Bauhouse Group is the developer. SCDA Architects is the design architect and S.M. Berger Architecture is the architect of record.

Sheldon Solow Files Plans for 19-Story Building at 7 West 57th Street

Back in 1974, developer Sheldon Solow built a 50-story office tower at 9 West 57th Street that featured a dramatic, sloping facade clad in dark glass. Now he plans to knock down a little office building next door at 7 West 57th Street, to make way for a 19-story residential building.

Renovation Planned for Four-Story, 240,000-Square-Foot Retail Building at 247 West 42nd Street, Midtown

Tishman Realty is planning a $65 million renovation on the four-story, 240,000-square-foot commercial-retail building at 247 West 42nd Street, in the Times Square section of Midtown. The 400-foot-long structure, which includes the retail space under the Westin Hotel at the corner of Eighth Avenue, will receive a more streamlined and modern façade, with billboard advertisements. The property owner plans to keep some existing tenants while replacing others, Crain’s reported. Construction is expected in 2018, with occupancy anticipated in 2019.

City Planning Commission Kicks Off Public Review for Midtown East Rezoning

The City Planning Commission voted this morning to certify the rezoning of Midtown East, beginning the public review process for a dramatic upzoning that the city hopes will generate new office buildings.

27-Story, 97-Key Pestana Hotel Planned at 23 East 39th Street, Midtown East

The Pestana Hotel Group has purchased, for $16 million, a 99-year ground-lease for the 2,469-square-foot vacant lot at 23 East 39th Street, in Midtown East. The hotelier is planning to develop a 27-story, 97-key hotel at the site, Commercial Observer reported. Building permits, approved by the Department of Buildings in December 2015, are currently on file for a 27-story, 96-key structure, which YIMBY reported on in 2014. The plans indicate the tower will encompass 39,964 square feet and rise 273 feet to its pinnacle. Gene Kaufman’s SoHo-based architecture firm is behind the plans, although it wasn’t stated if Pestana will move forward with the same design. Arbalest Capital Corp. is the property owner. The site was home to a five-story building until March 2016, when it was demolished.
