The Landmarks Preservation Commission (LPC) has approved a major renovation project at the historic Martinique New York Hotel at 1260 Broadway in the Koreatown section of Midtown, Manhattan. Led by Building Studio Architects and Burnett Equities, current owner of the hotel, the scope of work includes the installation of marquee signage, modern light fixtures, restoration of the building’s existing windows to historic conditions, and new entryways for retail tenants.

New Renderings Revealed for 68-Story Skyscraper at 100 West 37th Street in Midtown, Manhattan

Updated renderings have been revealed for 100 West 37th Street, a forthcoming 68-story mixed-use skyscraper in the Garment District of Midtown, Manhattan. Designed by C3D Architecture and developed by Sioni Group under the 989 Sixth Realty LLC, the 743-foot-tall structure will yield 384,118 square feet with 300 condominium units spread across 297,301 square feet, as well as 86,817 square feet of commercial space and two cellar levels. Northeast Specialist Group is currently serving as the demolition contractor for the corner property, which is alternately addressed as 989-993 Sixth Avenue and located at the intersection of Sixth Avenue and West 37th Street.

Owned by Milstein Properties, the 1.1 million-square-foot Midtown tower with direct underground access to Grand Central Terminal, is receiving over 275,000 square feet of hospitality-driven amenity spaces and services designed by SHoP Architects. Formerly known as 335 Madison, 22 Vanderbilt is among the most sought-after office buildings in New York City due to its direct connections to transit hubs, upgraded building system, and expansive amenity package. Since its rebranding in early 2023, over 120,000 square feet of leases have been signed, including one of Midtown’s largest new leases in 2023 with global public relations firm Joele Frank.

Earthwork Begins for 400-Room Hotel at 711 Seventh Avenue in Times Square, Manhattan

Site preparations are underway at 711 Seventh Avenue, the site of an upcoming 32-story hotel in Times Square. Designed by Gene Kaufman Architect and developed in a joint venture between Flintlock Construction and Atlas Hospitality, the 343-foot-tall structure will yield 400 rooms under IHG Hotel & Resorts’ voco brand. Capital Industries was the demolition contractor for the three low-rise former occupants of the property, which has been combined into an L-shaped parcel with frontage along Seventh Avenue and West 48th Street.
