PENN 2’s Eight-Story Addition Tops Out at 2 Penn Plaza in Midtown, Manhattan

Last week, Vornado Realty Trust, Turner Construction Company, and Skanska celebrated the topping out of the new eight-story expansion at PENN 2, a 31-story commercial tower at Two Penn Plaza in Midtown. Designed by MdeAS Architects, the cantilevering addition is part of a full-scale overhaul project involving the curtain wall replacement and modernization of the mid-century structure’s 1.61 million square feet of office space. The 412-foot-tall building is located along Seventh Avenue between West 31st and West 33rd Streets, and is part of the massive Penn District revitalization plan that will add ten new towers to the area surrounding Penn Station and Madison Square Garden in the coming years.

44-54 Ninth Avenue’s Vertical Expansion and Renovation Progresses in Chelsea, Manhattan

Construction is progressing on 44-54 Ninth Avenue, an eight-story commercial expansion project above a row of landmarked townhomes on the border of Chelsea, the Meatpacking District, and the West Village. Designed by BKSK Architects and developed by Tavros Capital, the new structure will stand 102 feet tall and yield offices and ground-floor retail space. Mepa Realty is the owner and Broadway Construction is the general contractor for the property, which is alternatively addressed as 351-355 West 14th Street and is located at the corner of Ninth Avenue and West 14th Street.

TSX Broadway’s Glass Curtain Wall Nears Roof Parapet at 1568 Broadway in Times Square, Manhattan

Curtain wall installation is nearing the parapet of TSX Broadway, a 47-story hotel tower at 1568 Broadway in Times Square. Designed by Perkins Eastman and Mancini Duffy and developed by L&L Holding Company and Fortress Investment Group, the 550,000-square-foot structure will yield 661 hotel rooms, 100,000 square feet of retail space on the lower levels, and a cantilevering outdoor performance stage. The project also involved the restoration and lifting of the historic Palace Theater by PBDW Architects to make room for retail frontage. Pavarini McGovern is the general contractor for the property, which is located at the corner of Seventh Avenue and West 47th Street.

439-441 West 54th Street Progresses in Hell’s Kitchen, Manhattan

Façade work is finishing up on 439-441 West 54th Street, a seven-story residential building in Hell’s Kitchen. Designed by ODA and developed by Yaus Special Clinton District LLC, the 66-foot-tall structure will yield 28 condominium units spread across 38,850 square feet, for an average of 1,170 square feet apiece. Cornerstone Structures is the general contractor for the property, which is located between Ninth and Tenth Avenues. Brown Harris Stevens Development Marketing will be handling sales.

LPC Approves Renovations at 601 West 26th Street in West Chelsea, Manhattan

The Landmarks Preservation Commission (LPC) has approved renovations at 601 West 26th Street, a historic office building in Manhattan’s West Chelsea Historic District. The scope of work includes a new outdoor terrace, illuminated ground-floor signage, and retail storefronts.

Finishing Touches Underway on Virgin Hotel at 1225 Broadway in NoMad, Manhattan

Finishing touches are wrapping up on the Virgin Hotel, a 38-story tower at 1225 Broadway in NoMad. Designed by Stantec and developed by Lam Group, the 476-foot-tall structure will yield 300,000 square feet with 460 rooms managed by Sir Richard Branson of Virgin Group. Flintlock Construction Systems is the general contractor for the Midtown, Manhattan property, which is located at the corner of Broadway and West 30th Street, a short walk from Koreatown and the Flatiron District.

SL Green Reveals New Dining Experience at One Vanderbilt in Midtown, Manhattan

SL Green has revealed the first images of Jōji, a hidden Omakase-style restaurant beneath supertall office tower One Vanderbilt in Midtown, Manhattan. The venue’s culinary program will be led by sushi master chef George Ruan and Michelin-starred chef Daniel Boulud.

Leasing Launches for 3Eleven at 311 Eleventh Avenue in West Chelsea, Manhattan

Douglaston Development has launched leasing at 3Eleven, a 60-story residential skyscraper at 311 Eleventh Avenue at the convergence of West Chelsea and Hudson Yards. Designed by FXCollaborative, the 695-foot-tall structure yields 938 units with 703 market-rate rentals and 235 homes reserved for affordable housing. Move-ins are expected to commence this fall.

KPMG Signs 450,000-Square-Foot Lease at Two Manhattan West in Midtown West, Manhattan

KPMG will soon relocate its headquarters to Two Manhattan West, a new 58-story office skyscraper in Midtown West, on the edge of Hudson Yards. At 450,000 square feet, the transaction is the largest office deal to close in New York City this year.

155-165 West 29th Street Passes Halfway Mark in Chelsea, Manhattan

Construction has passed the halfway mark on 155-165 West 29th Street, a 17-story self-storage facility in Chelsea, Manhattan. Designed by Mancini Duffy and developed by Highland Development Ventures LLC and The Davis Companies, the 223-foot-tall structure will yield 180,000 square feet and 6,300 units. The developers acquired the property in early 2021 for $62.5 million, and construction costs are estimated at $84 million. Div West 29th Street LLC is the owner, Cauldwell Wingate is the contractor, and McNamara Salvia is the structural engineer for the property, which is located between Sixth and Seventh Avenues.
