Margaritaville Resort Wraps Up Construction at 560 Seventh Avenue in Times Square, Manhattan

Construction on the ground-up Margaritaville Resort New York at 560 Seventh Avenue wraps up work in Times Square. Designed by Stonehill Taylor and developed by Sharif El-Gamal of Soho Properties along with MHP Real Estate Services, the topped out 32-story, 375-foot-tall tower looks like it will open in the coming months and yield 234 guest rooms with island-inspired interior designs. The Midtown, Manhattan project is located at the corner of Seventh Avenue and West 40th Street and is expected to cost around $300 million. The McBride Company is handling the interiors.

270 Park Avenue’s Demolition is Complete While New Steel Superstructure Rises in Midtown East

Demolition of the Union Carbide Building, JP Morgan Chase‘s former 52-story, 707-foot-tall headquarters at 270 Park Avenue, is now complete as work progresses on its supertall replacement. The remnants of the core and lower levels of the mid-century skyscraper were quickly dismantled and removed since our last update on the Midtown East project just a mere month ago. Meanwhile, on the opposite side of the full-block parcel, steelwork is continuing on the new 2.5 million-square-foot, 1,425-foot-tall tower, which will become one of the tallest structures in New York City. The large rectangular site is bound by Park Avenue to the east, Madison Avenue to the west, East 47th Street to the south, and East 48th Street to the north.

115 East 55th Street’s Stone Façade Shapes Up in Midtown East, Manhattan

Exterior work is moving along on 115 East 55th Street, an 18-story residential building in Midtown East. Designed by SLCE Architects for Zeckendorf Development, the 185-foot-tall, 71,961-square-foot structure will yield 62 units. The property is located between Park and Lexington Avenues, directly adjacent to the rear of Norman Foster‘s 47-story, 660,000-square-foot 425 Park Avenue.

Rendering Revealed for 335 Eighth Avenue Redevelopment in Chelsea, Manhattan

MAG Partners is teaming up with affordable housing cooperative Penn South to redevelop 335 Eighth Avenue in Chelsea, Manhattan. The new seven-story mixed-use building will include ground-floor commercial space and 200 residential units with affordable housing for low- and middle-income residents. COOKFOX is designing the 200,000-square-foot structure.

ODA’s 101 West 14th Street Nears Completion in Chelsea, Manhattan

Construction is nearing completion on 101 West 14th Street, a 13-story residential building on the border of Chelsea and Greenwich Village. Designed by ODA New York and developed by Gemini Rosemont, the property sits at the corner of West 14th Street and Sixth Avenue and will yield 44 condominium units as well as 5,830 square feet of ground-floor retail space for two tenants. Sales have launched for the homes, which are being marketed by Nestseekers International’s Serhant Team and are expected to start at $1.35 million for one-bedroom units.

Arts and Cultural Program Announced for 175 Park Avenue’s Public Access Space in Midtown East

Last week TF Cornerstone and RXR Realty, development partners of the Grand Hyatt New York redevelopment in Midtown East, announced a cultural program at 175 Park Avenue with New York City-based non-profit Public Art Fund and Lord Cultural Resources. This will include public art installations, community events, and programming inside and around the Skidmore Owings & Merrill-designed skyscraper.

111 West 57th Street’s Crane Finally Coming Down in Midtown, Manhattan

Our last update on 111 West 57th Street covered the removal of the exterior hoist on the northern elevation of the 1,428-foot Midtown supertall. Now, the construction crane is rapidly being disassembled from the southern face of the world’s most slender structure. Designed by SHoP Architects and developed by JDS Development, Property Markets Group, and Spruce Capital Partners, 111 West 57th Street features a height-to-width ratio of 24:1 and will yield 60 units designed by Studio Sofield and marketed by Douglas Elliman Development Marketing. The project is located on Billionaires’ Row between Sixth and Seventh Avenues, almost perfectly aligned with the center line of Central Park.

251 West 14th Street’s Steel-Framed Cantilever Tops Out in Chelsea, Manhattan

Construction has topped out on 251 West 14th Street, an 11-story residential project in Chelsea. Designed by Isay Weinfeld and FORM4 Design Studio PLLC and constructed by Pizzarotti, the property is located along West 14th Street between Seventh and Eighth Avenues and will yield 25 condominium units.

Thomas Heatherwick’s Lantern House Completes Construction at 515 West 18th Street in Chelsea, Manhattan

Construction is now complete on Lantern House, a pair of residential buildings straddling the High Line at 515 West 18th Street in Chelsea. Designed by Thomas Heatherwick with SLCE Architects as the architect of record and developed by Related Companies, the 10- and 22-story structures yield a total of 181 residential units with sales and marketing led by Related Sales LLC and Corcoran Sunshine Marketing Group. Lantern House is bound by Tenth Avenue the east, West 18th Street to the south, West 19th Street to the north, and Frank Gehry’s IAC Building immediately to the west.

Excavation Underway for 244 East 52nd Street in Midtown East, Manhattan

Excavation has begun at 244 East 52nd Street, the site of a seven-story condominium building in Midtown East. Designed by Issac & Stern Architects for Minrav Development, the 26,000-square-foot structure will yield 15 units, a cellar level, a 30-foot-long rear yard, and what appears in the rendering to be a roof terrace. Residential amenities have yet to be disclosed for the property, which will rise from a 5,000-square-foot plot between Second and Third Avenues. Permits were filed in January 2019 to demolish the 9,200-square-foot education facility that formerly occupied the site.
