270 Park Avenue’s Shrouded Demolition Making Progress in Midtown East

Work to prepare 270 Park Avenue for its demolition is continuing in Midtown East. Since YIMBY’s last update in late July, more scaffolding and netting have been installed on the lower section of the Modernist-style skyscraper. JPMorgan Chase is the developer of the project to tear down the 1.5-million-square-foot, 52-story tower and replace it with a 57-story supertall designed by Foster + Partners Architects, with Adamson Associates as the architect of record.

Exterior Work Nearing Completion for Morris Adjmi’s 30 East 31st Street, in NoMad

30 East 31st Street’s exterior work is inching closer to completion, as installation of the light-colored panels in between the windows on the bottom of the northern elevation is now underway. Located in NoMad between Park Avenue South and Madison Avenue, the 479-foot-tall residential tower is topped-out at 40 stories, and the crossed beams at the top of the podium will soon be encased with the newly arrived panels. The 88,000-square-foot project is designed by Morris Adjmi Architects and developed by Ekstein Development and Pinnacle Real Estate. Douglas Elliman Development is marketing the building’s 42 units, which will be spread across 70,070 square feet for an average of 1,700 square feet apiece. Prices will range from $1.65 to $12 million.

Covenant House Breaks Ground on Supportive Housing Development at 460 West 41st Street in Midtown West

On September 19, Covenant House broke ground on its first supportive housing development in 47 years. Located at 460 West 41st Street in Midtown West, the 80,000-square-foot facility is designed by FXCollaborative. According to permits filed last year, the structure will stand 164 feet tall and contain 80,290 square feet, with 53,053 square feet dedicated to community facility space. The building should also comprise 60 units averaging approximately 884 square feet.
