22-Story, 140-Unit Mixed-Use Building Planned at 170 Eleventh Avenue, West Chelsea

Related Companies is in contract to acquire, for an undisclosed amount, the assemblage of properties at 170 Eleventh Avenue, 548-552 West 23rd Street, and 555 West 22nd Street, in West Chelsea. The developer plans to build a 22-story, 140-unit mixed-use building at the site, Curbed NY reported. New building permits have not yet been filed with the Buildings Department, although early estimates put the size of the project at 288,000 square feet. It’s unclear what the other building use will be, although both commercial and community facility space are allowed by zoning. If all four existing buildings, which range from one- to three-story commercial structures, are razed, the site would be able to accommodate a maximum 291,324 square feet of mixed-use development as-of-right. An additional 70,000 square feet of air rights are being acquired and transferred to the site, probably to increase the amount of residential space that can be built. As the assemblage spans across different zoning district, the Department of City Planning must approve the air rights transfer.

Excavation Work Underway for 35-Story, 343-Key Moxy Hotel at 105 West 28th Street, Chelsea

Excavation is well underway for the 35-story, 343-key Moxy hotel planned to rise at 105 West 28th Street, on the western side of Chelsea. A photo of the recent excavation work has been posted to the YIMBY Forums by JC_Heights. The 410-foot-tall tower will encompass 145,344 square feet. Hotel rooms will be located on the fourth through 32nd floors, while guest amenities will round out the building’s remaining space. Amenities include a fitness center, a food market on the ground floor, a lounge and meeting rooms on the second, two rear yard terraces, and a sky-lounge with a restaurant on the 34th floor. The Lightstone Group is developing, and Stonehill & Taylor Architects is behind the design. The project had been delayed because a tower of its size required air rights to be transferred from around the block.

Construction Wrapping on 33-Story, 69-Unit Mixed-Use Tower at 172 Madison Avenue, Midtown South

The 33-story, 419-foot-tall mixed-use building under development at 172 Madison Avenue, on the northwest corner of East 33rd Street in Midtown South, has now topped out and exterior construction is wrapping up. The update comes thanks to photos posted to the YIMBY Forums by JC_Heights. The 132,425-square-foot tower will eventually host 69 condominiums, averaging 1,795 square feet apiece and coming in one- to three-bedroom configurations. There will also be a mansion on the third floor and the tower will be topped by a four full-floor penthouses and a Sky House triplex apartment. The ground floor will have 4,361 square feet of retail space. Amenities include a swimming pool with accessory saunas and lockers (there will also be two private pools), a fitness center, a yoga/ballet room, bike storage, a children’s playroom, an entertainment lounge, a dog washing station, and private residential storage units. Tessler Developments is behind the project, and Karl Fischer is responsible for the design. Occupancy is expected this fall.

11-Story, Six-Unit Mixed-Use Building Rises To Fourth Floor At 239 Tenth Avenue, West Chelsea

The 11-story, six-unit mixed-use building under development at 239 Tenth Avenue, located on the corner of West 24th Street in West Chelsea, is now four stories above street level. The progress report comes from Curbed, and the site has been decorated with murals by local artist Rivka Katvan. Dubbed The Getty, it will eventually encompass 54,662 square feet, featuring 13,437 square feet of commercial space across the cellar through second floors, followed by two duplex units spanning the third and fourth floors, a single apartment per floor on level five through nine, and a duplex penthouse on the 10th through 11th floors (also featuring a roof terrace). The units, averaging 4,674 square feet apiece, will be condominiums. Victor Group and SHVO, are the developers, and Peter Marino is the architect. Completion can be expected in 2017.
