Top 13 Floors Of 63-Story MiMa Tower To Be Converted Into 151 Condominiums

Kuafu Properties and Shanghai Construction Group’s U.S. branch have closed on the purchase of floors 51 through 63 in MiMa, the 63-story luxury rental tower located at 660 West 42nd Street, in Hell’s Kitchen, for $260.8 million. According to Commercial Observer, the developers plan to convert those floors’ 151 rental units into an equal number of condominiums under the name of 1 MiMa. The remaining 663 rental units in the building, under ownership by Related Companies and TIAA-CREF, will not be touched. Residents in 1 MiMa will have access to the tower’s 44,000 square feet of amenities and will have an exclusive entrance. A $211.6 million loan was secured for the acquisition.

Reveal For Nine-Story, 150,000 Square-Foot Office Building At 61 Ninth Avenue, Chelsea

In the first half of 2015, YIMBY reported on filings for a nine-story, mixed-use commercial building at 61 9th Avenue, on the corner of West 15th Street in Chelsea, and now Crain’s has the first rendering of the project. The entire structure will measure 153,754 square feet in total, and there will be 115,000 and 37,000 square feet of boutique office and retail space, respectively. Retail will be located on the cellar through the second floor. Rafael Viñoly is behind the design, and Vornado Realty Trust and Aurora Capital are developing. Demolition permits were filed in December to remove the existing lumber shop and billboard sign. Groundbreaking is expected in mid-2016, with completion scheduled for early 2018.

22-Story, 162-Key Hotel Filed At 16 East 39th Street, Midtown South

Sam Chang’s Great Neck-based McSam Hotel Group has filed applications for a 22-story, 162-key hotel at 16 East 39th Street, in Midtown South, located a few blocks from Bryant Park and Grand Central Terminal. The building would measure 73,073 square feet in its entirety, and 66,328 square feet would be used for hotel operations. The hotel rooms would each measure an average of around 400 square feet and a lounge would be located on the top floor. SoHo-based Gene Kaufman is the architect of record. The existing 12-story, thru-block office building was subdivided into separate tax lots in October, so we’re guessing only the the 39th Street half of the building is going to be demolished, along with an adjacent three-story townhouse at 14 East 39th Street. According to The Real Deal, the properties are currently owned by ClearRock Properties and Juster Properties.

Developer Acquires Leasehold For DoubleTree Suites Hotel At 1568 Broadway, Times Square

Last month, the leasehold interest of the 45-story, 468-key DoubleTree Suites hotel (by Hilton New York City – Times Square) was purchased for $540 million by Indianapolis-based Maefield Development, according to The Real Deal. The mixed-use building at 1568 Broadway, between West 46th and 47th Streets in Times Square, currently contains ground-floor retail space and the Palace Theatre, which was designated an interior landmark in 1987. Last November, YIMBY brought you news of the proposed retail and lobby expansions, and the restoration (and raising) of the Palace theater for entertainment purposes. The building is set to receive a significant overhaul, which includes the hotel portion as well as the installation of a new, state-of-the-art LED screen.

Foundations Are Excavated For Retail Project At 719 Seventh Avenue, Times Square

As SL Green is developing Midtown’s largest commercial property at One Vanderbilt across the street from Grand Central Terminal, the company is also building the neighborhood’s smallest ground-up project at 719 Seventh Avenue, just one block north of Times Square’s northern terminus. Despite its diminutive four-story size, the retail building will assert itself via a 150-foot-tall, 5,000-square-foot array of digital billboards. On-site demolition is complete, and excavation is well underway. Pavarini McGovern LLC is listed as the construction manager.
