One Times Square Tops Out in Times Square, Manhattan

Officials and crews recently celebrated the topping out of One Times Square, a 26-story commercial tower at 1475 Broadway in Times Square. Designed by S9 Architecture with SLCE as the architect of record and developed by Jamestown, the $500 million project involves the full gut renovation and exterior re-cladding of the 119-year-old, 395-foot-tall structure, along with the addition of new LED displays and public viewing decks with platforms that will overlook the famous crossroads. R&R Scaffolding Companies will supply the BMU and Turner Construction Company is the general contractor for the property, which is located on a trapezoidal plot bound by West 43rd Street to the north, West 42nd Street to the south, Broadway to the east, and Seventh Avenue to the west.

‘Constellations’ Art Installation Unveiled at 425 Park Avenue in Midtown, Manhattan

L&L Holding Company, in collaboration with renowned artist Anthony James and SPACE2CURATE, have unveiled “Constellations,” a sculpture installation at 425 Park Avenue in Midtown East, Manhattan. Visible from Park Avenue and 55th Street, the work occupies a 5,000-square-foot glass-enclosed gallery at the southeast corner of the 897-foot-tall commercial skyscraper from Foster + Partners.

Construction Reaches Street Level at 18 West 55th Street in Midtown, Manhattan

Foundations have reached street level at 18 West 55th Street, the site of a 26-story residential building in Midtown, Manhattan. Designed by Morris Adjmi Architects and developed and built by Skyline Developers under the 18 West 55th Street LLC, which purchased the property for $83 million in 2017, the 289-foot-tall structure will span 152,084 square feet and yield 97 rental units with an average scope of 1,319 square feet, as well as 6,380 square feet of ground-floor commercial space and a 10,343-square-foot cellar level. The development sits on a formerly vacant interior lot next to the Peninsula Hotel between Fifth and Sixth Avenues.

125 West 57th Street Continues to Ascend in Midtown, Manhattan

The 28th-tallest building on our annual year-end construction countdown is 125 West 57th Street, a 26-story commercial building currently rising along Billionaires’ Row in Midtown, Manhattan. Designed by FXCollaborative and developed by Alchemy-ABR Investment Partners and Cain International, the 440-foot-tall structure will yield 260,000 square feet with 185,000 square feet of Class A office space, 7,000 square feet of retail space, and an updated home for the Calvary Baptist Church, which has operated on the site since 1883 and sold the land to the developers in 2017 for $150 million. Leading Builders Group is the general contractor for the property, which is located on an interior lot between Sixth and Seventh Avenues between Christian de Portzamparc‘s One57 and SHoP Architects‘ 111 West 57th Street.

YIMBY Tours Terminal Warehouse At 261 Eleventh Avenue in West Chelsea, Manhattan

YIMBY recently went on a tour of Terminal Warehouse at 261 Eleventh Avenue in West Chelsea, Manhattan. The original 132-year-old George Mallory-designed structure is being extensively renovated and now features a new six-story office pavilion designed by COOKFOX Architects and redeveloped by L&L Holding Company, Columbia Property Trust, and Cannon Hill Capital Partners. New Line Structures & Development is the general contractor for the 1.3-million square foot development, which will cost $2 billion-plus, stand 13 stories tall, and yield new Class A office suites, around 100,000 square feet of new outdoor green space including 29 private terraces and a central courtyard, ground-floor retail space, and multiple dining options. Cushman & Wakefield is the exclusive listing agent for both office and retail. Terminal Warehouse takes up a full city block bound by West 28th Street to the north, West 27th Street to the south, Eleventh Avenue to the east, and Hudson River to the west. Floor plates vary in size up to 160,000 square feet.

Developers Announce 132,000-Square-Foot Lease Deal at 295 Fifth Avenue In Midtown South, Manhattan

Tribeca Investment Group, PGIM Real Estate, and Meadow Partners have announced a lease agreement with global litigation firm Quinn Emanuel Urquhart & Sullivan, LLP for a 132,000-square-foot space at the fully renovated 295 Fifth Avenue in Midtown South, Manhattan. This relocation marks one of the largest relocations of 2023 in the surrounding area and reflects a trend of traditional industries filling the leasing gap left by technology firms in the neighborhood. CBRE helped facilitate the transaction on behalf of ownership and represented Quinn in the leasing agreement.

Demolition Wraps for Upcoming 68-Story Skyscraper at 100 West 37th Street in Midtown, Manhattan

Demolition is finishing up at 100 West 37th Street, the site of an upcoming 68-story mixed-use skyscraper in the Garment District of Midtown, Manhattan. Designed by C3D Architecture and developed by Sioni Group under the 989 Sixth Realty LLC, the 743-foot-tall structure will yield 384,118 square feet with 300 condominium units spread across 297,301 square feet, as well as 86,817 square feet of commercial space and two cellar levels. Northeast Specialist Group is the demolition contractor for the corner property, which is alternately addressed as 989-993 Sixth Avenue and located at the intersection of Sixth Avenue and West 37th Street.

Amtrak and Vornado Realty Trust have recently completed the transformation of New York Penn Station‘s busiest entrance at Seventh Avenue and 32nd Street in Midtown, Manhattan, significantly enhancing accessibility and customer experience for the station’s 600,000 daily visitors.

540 West 21st Street Remains Stalled in Chelsea, Manhattan

The fourth entry on our Turkey Week rundown of stalled projects is 540 West 21st Street, a 20-story mixed-use building in Chelsea, Manhattan. Designed by Adamson Associates and originally developed by Casco Development Corp. under the 540 West 21st Street LLC, the 250-foot-tall structure was planned to yield 34 condominium units with an average scope of 3,370 square feet, as well as 43,510 square feet of commercial space. Suffolk Construction Company was the contractor for the project, which is located at the corner of West 21st Street and Eleventh Avenue, directly across from Hudson River Park.

David Adjaye’s Affirmation Tower Remains on Hold at 418 Eleventh Avenue in Hudson Yards, Manhattan

The third entry in our Turkey Week rundown of stalled and on-hold construction projects in New York City is Affirmation Tower, a 1,663-foot mixed-use supertall at 418 Eleventh Avenue, just north of Related Companies‘ first phase of Hudson Yards. Designed by Sir David Adjaye of Adjaye Associates and developed in collaboration between Cheryl McKissack Daniel of McKissack & McKissack, The Peebles Corporation, Exact Capital Group, and the Witkoff Group, the 2-million-square-foot structure would easily wrest the title of tallest building in New York by roof height from Extell’s Central Park Tower, surpassing its parapet by more than 100 feet. The development’s 1.2-acre plot, dubbed “Site K,” was also the site selected for the long-stale Hudson Spire proposal, and is bound by West 36th Street to the north, West 35th Street to the south, Eleventh Avenue to the east, and Hudson Boulevard to the west.
