33-Story, 179-Unit Mixed-Use Project Rises at 520 West 30th Street, Chelsea

Back in October of 2015, foundation work was wrapping up on the 28-story, 174-unit mixed-use project under development at 520 West 30th Street, in West Chelsea. Since then, construction plans have been amended to build a slightly larger building, which is now up to the fourth floor and rising, as seen in photos taken by Tectonic earlier this month. The latest permits indicate the 315,586-square-foot project will stand 33 stories, or 367 feet, above street level (393 feet if you count the bulkhead). There will be 13,219 square feet of retail space across the ground floor, followed by 179 residential units (up from 174) that should average 1,250 square feet apiece, indicative of condominiums.

Two-Story, Multi-Use Commercial Project Coming to 162-31 Depot Road, Murray Hill, Queens

Property owner Junghyun Park has filed applications for a two-story, 5,077-square-foot, multi-use commercial project at 162-31 Depot Road, in Queens’s Murray Hill, located right across from the Broadway station on the Long Island Rail Road. The new building will contain 1,720 square feet of retail space on the ground and cellar levels, in addition to 1,692 square feet of medical offices on a first-floor mezzanine level and the second floor. Duk Gyoo Lee’s Flushing-based TL Engineering is the applicant of record. The 24-foot-wide, 1,816-square-foot site is has long sat vacant.

62-Story, 844-Unit Residential Building Three Manhattan West Tops Out in Midtown West

In July of 2015, the 62-story, 844-unit residential building under development at 401 West 31st Street, in Midtown West, was a single floor above the street level. Now, the 807,384-square-foot building, dubbed Three Manhattan West, has topped out, Curbed NY reports. The 702-foot-tall structure will host 7,931 square feet of retail on the ground floor, followed by amenities on the second and third floors, and residential units on the fourth through 62nd floor. The rental apartments should average 877 square feet apiece, with 169 of them renting at below-market rates through the housing lottery. Brookfield Properties is the developer with Skidmore, Owings & Merrill behind the design and SLCE Architects serving as the architect of record. Completion is expected in fall 2017, though occupancy is expected earlier.

Construction Nearly Complete on 10-Story, 35-Unit Condo Complex at 505 West 19th Street, West Chelsea

Back in September of 2015, YIMBY revealed renderings of one of the duplex penthouses at the two-building, 35-unit residential complex at 505 West 19th Street, in West Chelsea. The 10-story structures are now just about complete, as seen in photos in a Curbed NY report. The structures are conjoined by a single-story connector that spans below the elevated High Line. The eastern building hosts 25 condominiums and two penthouses, while the other building contains eight full-floor condos and a penthouse. The units will come in one- to five-bedroom configurations, and amenities include a fitness center, a street-level parking garage, and bike storage space. HFZ Capital Group is the developer, Thomas Juul-Hansen is the design architect, and Goldstein, Hill & West Architects is the architect of record. Occupancy is currently underway.
