FÖRENA’s Brick Façade Begins to Emerge at 540 Sixth Avenue in Chelsea, Manhattan

Scaffolding has begun to come down from FÖRENA, revealing the brick façade of the 12-story residential building at 540 Sixth Avenue in Chelsea. Designed by Morris Adjmi Architects and developed by Landsea Homes and DNA Development, the 80,000-square-foot building will yield 50 units in one- to three-bedroom layouts marketed by Fredrik Eklund and John Gomes of The Eklund Gomes Team at Douglas Elliman. Ryder Construction Co. is the general contractor for the project, which is located at the corner of West 14th Street and Sixth Avenue.

1,663-Foot-Tall Tower by David Adjaye Revealed As Part of RFP Submission For 418 11th Avenue, In Hudson Yards

While concrete details remain unconfirmed, the first Request for Proposal (RFP) submission for the site of a future supertall north of Related Companies’ Hudson Yards complex has now been unveiled. The ground-up 1,663-foot-tall building would become one of the tallest towers in New York City by both architectural and roof height, on the site of the former Hudson Spire proposal. Sir David Adjaye of Adjaye Associates is the architect, while developers include Deryl McKissick, The Peebles Corporation, Exact Capital Group, and the Witkoff Group. The envisioned master plan would sit on a 1.2-acre lot, dubbed “Site K,” at 418 11th Avenue, bound by West 35th and West 36th Street, Hudson Boulevard West, and 11th Avenue.

Affordable Housing Units Still Available at Capitol Towers at 254 West 51st Street in Midtown West, Manhattan

There are still affordable housing units available for Capitol Towers, 18-story mixed-use building at 254 West 51st Street in Midtown West, Manhattan. Designed by Edward F. Fanning for the Knights of Columbus, the pre-war Renaissance-revival structure yields 278 residences. Available on NYC Housing Connect are 28 units for residents at 130 to 165 percent of the area median income (AMI), ranging in eligible income from $73,955 to $177,210.

SOM’s 28&7 Wraps Up Construction at 322-326 Seventh Avenue in Chelsea, Manhattan

Work is nearing completion on 28&7, a 12-story office building at 322-326 Seventh Avenue in Chelsea. Designed by Skidmore, Owings & Merrill and developed by Klövern AB and GDSNY, the edifice rises at the corner of Seventh Avenue and West 28th Street and will yield 105,000 square feet of commercial space marketed by CBRE. Triton Construction is the general contractor for the reinforced concrete structure, which is located directly above the 28th Street subway station, servicing the local 1 train. The developers are aiming for LEED Gold and WELL certification.

Textile Building’s Addition and Gut Renovation Progresses at 295 Fifth Avenue in Midtown South, Manhattan

Construction has topped out on the two-story addition on the Textile Building, a 16-story commercial building at 295 Fifth Avenue in Midtown South, Manhattan. Designed by Studios Architecture and developed by Tribeca Investment Group, PGIM Real Estate, and Meadow Partners, the $350 million project involves the expansion and gut renovation of the 100-year-old structure, which is located between East 30th and East 31st Streets, a short walk to the Empire State Building. CBRE is handling marketing of the 700,000 square feet of updated office space.

Construction Resumes on H Hotel W39 at 58 West 39th Street in Midtown, Manhattan

Construction has resumed on H Hotel W39, a 29-story hotel at 58 West 39th Street in Midtown. Designed by Peter F. Poon Architects and developed by Wei Hong Hu of H Hotel LLC, the 447-foot-tall project had been stalled since the early months of 2020. City Cross Construction Corp. is the general contractor for the structure, whose design features a radical cantilever that gives way to a tapered glass dome. The footprint of the tower rests on a relatively narrow plot between Fifth and Sixth Avenues, just south of Bryant Park.

UiPath Inks 26,000 SF Office Lease with SL Green at One Vanderbilt in Midtown, Manhattan

UliPath, a global automation software company, is the latest tenant to set up shop at One Vanderbilt, one of the most coveted commercial office towers in Midtown, Manhattan. SL Green Realty, Manhattan’s largest office landlord, closed on the 15-year full-floor lease at the end of September.

New Renderings Revealed for The Cortland at 555 West 22nd Street in West Chelsea, Manhattan

New renderings have been revealed for The Cortland, Robert A. M. Stern Architects‘ latest residential project at 555 West 22nd Street in West Chelsea. Developed by Related Companies with SLCE Architects as the architect of record, the 25-story reinforced concrete edifice stands topped out nearly 300 feet and will yield 144 residential units spread over 250,000 square feet, for an average of 2,245 square feet. The building rises along West Street across from Hudson River Park between West 22nd and West 23rd Streets.

241 West 28th Street’s Reinforced Concrete Superstructure Climbs Over Chelsea, Manhattan

Construction is rising on 241 West 28th Street, a 22-story residential project in Chelsea. Designed by COOKFOX for MAG Partners, Atalaya, Safanad, and Qualitas, the 248,000-square-foot two-tower development will yield 479 units with 30 percent reserved for low- and middle-income households. King Contracting Group is doing the brick work and Urban Atelier Group is the general contractor for the complex, which is located between Seventh and Eighth Avenues.

550 Madison Avenue Officially Unveils New Lobby in Midtown East, Manhattan

YIMBY attended the recent unveiling of the newly renovated lobby of 550 Madison Avenue, a 37-story, 684-foot-tall office skyscraper in Midtown East. Designed by Gensler and developed by The Olayan Group and RXR Realty, the project involves a 21,000-square-foot indoor-outdoor overhaul of the 1984 postmodern landmark from Philip Johnson and John Burgee. In addition to the updated lobby, which features an art installation from Polish-German contemporary visual artist Alicja Kwade called Solid Sky, the undertaking will also provide a new café, elevated and ground-level landscaping, expanded seating with additional tables, and public restrooms. 550 Madison Avenue spans between East 55th and 56th Streets.
