Foster + Partners-Designed 425 Park Avenue Begins Slow Rise in Midtown East

425 Park Avenue in Midtown East has been the focus of much interest, with good reason. Unlike the full demolition and larger replacement impending for the Union Carbide Building, the old pre re-zoning regulations forced 425 Park’s developers to maintain 25% of the extant structure in order to build to its exact original square footage. Now, steel and concrete for the Foster + Partners creation are finally rising above the old shell, and the project is slowly moving upwards and into the neighborhood skyline.

It was just a month ago that YIMBY reported on progress on One Vanderbilt, the first supertall to result from the rezoning of Midtown East. The tower had reached the milestone of finally surpassing its massive cantilevering base, revealing its full width to pedestrians. Permits have been filed for a seven-story mixed-use building at 146-15 Northern Boulevard, in Murray Hill, Queens. The site is five blocks away from the Murray Hill train station, serviced by the Port Washington line of the LIRR. The Main Street Subway Station is also ten blocks away, the last stop in Queens for the 7 train. Fuzhou Development will be responsible for the project.

270 Park Avenue To Become Largest Purposely-Demolished Building In World History

The Park Avenue corridor north of Grand Central is about to sprout yet another major new addition. 432 Park Avenue opened as the tallest residential tower in the country earlier this decade. 425 Park Avenue is currently under construction, and will soon become an 892-foot tall office building. And now, 270 Park is set for demolition and rebirth as a supertall, stretching to an eventual pinnacle 1,200 feet above street level.

Rooftop Views & Interior Update on Supertall 175 Greenwich Street, aka 3 World Trade Center, As Opening Day Approaches

Last week, YIMBY was taken on a tour of 175 Greenwich Street, aka 3 World Trade Center, visiting the rooftop, the terrace, and the lobby. The building, located in the heart of the Financial District, has made incredible progress, with the façade now complete save for windows connected to the exterior hoist. Interior work is also approaching the finish line.

Permits have been filed for a 38-story hotel at 113 West 24th Street, in Chelsea. The location is close to the 23rd Street stations for the 1 train, as well the PATH. Guests will find ready access to Madison Square Park, one block to the east, and Lam Generation will be responsible for the development.

New Renderings For High Line-Adjacent 515 West 29th Street, West Chelsea

New renderings are out for the 11-story condominium building rising at 515 West 29^th Street, in West Chelsea. Singaporean-based SCDA Architects, led by Soo Chan, is responsible for the design, which incorporates a series of glass panels producing a rippling effect on the façade. They also bear a striking resemblance to an art piece by Marcel Duchamp, “Three Standard Stoppages,” a play on ideas of identity and form through measurement. This might be intentional, considering its location, with dozens of galleries and artist studios in the blocks that surround the project.

Roseland Ballroom’s Futuristic Replacement “ARO” Nears Completion at 242 West 53rd Street, Midtown Manhattan

Construction is nearly complete for the 62-story mixed-use tower named “ARO” at 242 West 53^rd Street, in Midtown, Manhattan. A plethora of transit options are located near the site. The A, B, C, D, E, F, N, Q, R, W, and 1 trains can all be found within seven blocks distance. Algin Management is responsible for the development.

Renderings Revealed, Demolition Permits Filed for 517, 519, 523 West 29th Street, Chelsea, Manhattan

Demolition Permits have been filed for 517, 519, and 523 West 29 Street, in West Chelsea, Manhattan. The site is just blocks away from Hudson Yards. This comes over a year after reports broke that developer Six Sigma paid a pricey $800 per buildable foot for 4,900 square feet of air rights to add to the project. The $3.92 million purchase allows the developer to add another floor to the top of the structure, which can be expected to sell for quite a sum. Six Sigma purchased the actual property for $54.75 million.

432 Park Avenue Sets Single-Building Record For Highest Residential Sales in New York City

The world’s current tallest residential tower, 432 Park Avenue, has broken a record. Total sales of its condominiums have now surpassed $2 billion, and co-developers CIM Group and Macklowe Properties have made the announcement that their Midtown project has now achieved the all-time record for all of New York City. This news leaves the developers just $1.1 billion dollars shy of their expected total $3.1 billion sell-out.
