Excavation Begins for 1,067-Foot Tower at 740 Eighth Avenue in Midtown, Manhattan

Excavation and pilings are underway at 740 Eighth Avenue, the site of a 1,067-foot-tall hotel and observation tower in Midtown, Manhattan. ODA is the design architect, SLCE Architects is the architect of record, and Extell is developing the 52-story supertall skyscraper that will yield 776,000 square feet with an 825-room hotel in the tower base and an upper observatory spanning four floors with a drop ride attraction. The building will also contain retail space, two upper restaurant floors, and a pool deck. The top observatory floor will serve as an exclusive VIP space. Lendlease is listed as the general contractor, WSP is the structural engineer, and Ancora Engineering is handling the excavation and drilling for the foundations of the property, which is located between West 45th and 46th Streets.

Permits Filed for 304 East 52nd Street in Turtle Bay, Manhattan

Permits have been filed to expand a four-story structure into a six-story building at 304 East 52nd Street in Turtle Bay, Manhattan. Located between First and Second Avenues, the lot is near the Lexington Avenue/53rd Street subway station, serviced by the E and M trains. Remy Issembert of Issembert Companies is listed as the owner behind the applications.

YIMBY Attends Plaque Unveiling at 17 Beekman Place in Turtle Bay, Manhattan

Last Friday evening, YIMBY attended a plaque unveiling dedicated to the late James Vincent Forrestal at 17 Beekman Place in Turtle Bay. The residential building, located by the corner of Beekman Place and East 50th Street, formerly served as Forrestal’s private home and is now owned by the Grand Duchy of Luxembourg and its diplomatic missions. The event was attended by Luxembourg Prime Minister H.E. Xavier Bettel, Karen Donfried, Assistant Secretary of State for European and Eurasian Affairs at the U.S. State Department, Lt. Col. James Hendon, Commissioner, NYC Department of Veterans’ Services, and Francesca C. Forrestal, the sole grandchild of the Forrestals.

Dubbed “Wonderland Dreams,” the exhibit invites patrons to explore an immersive 3D painting created in partnership with artist Alexa Meade and Catching Flights.

One Madison Avenue’s Tower Expansion Begins Steel Assembly in Flatiron District, Manhattan

Construction is rising on One Madison Avenue, a 27-story commercial expansion in the Flatiron District. Designed by Kohn Pedersen Fox and developed by SL Green, the National Pension Service of Korea, and Hines, the project involves the gut renovation and expansion of a former eight-story structure and will yield 1.4 million square feet of office space. AECOM Tishman is the general contractor for the property, which occupies a full block bound by East 23rd and 24th Streets and Madison Avenue and Park Avenue South.

SL Green has debuted Jōji, a speakeasy meets Omakase-style restaurant beneath supertall office tower One Vanderbilt in Midtown East, Manhattan. The eatery is hidden beneath the tower in a secluded section of Grand Central Terminal and features a minimalist design in stark contrast with the buzzing transportation hub just feet above.

PENN 2’s Eight-Story Addition Tops Out at 2 Penn Plaza in Midtown, Manhattan

Last week, Vornado Realty Trust, Turner Construction Company, and Skanska celebrated the topping out of the new eight-story expansion at PENN 2, a 31-story commercial tower at Two Penn Plaza in Midtown. Designed by MdeAS Architects, the cantilevering addition is part of a full-scale overhaul project involving the curtain wall replacement and modernization of the mid-century structure’s 1.61 million square feet of office space. The 412-foot-tall building is located along Seventh Avenue between West 31st and West 33rd Streets, and is part of the massive Penn District revitalization plan that will add ten new towers to the area surrounding Penn Station and Madison Square Garden in the coming years.

44-54 Ninth Avenue’s Vertical Expansion and Renovation Progresses in Chelsea, Manhattan

Construction is progressing on 44-54 Ninth Avenue, an eight-story commercial expansion project above a row of landmarked townhomes on the border of Chelsea, the Meatpacking District, and the West Village. Designed by BKSK Architects and developed by Tavros Capital, the new structure will stand 102 feet tall and yield offices and ground-floor retail space. Mepa Realty is the owner and Broadway Construction is the general contractor for the property, which is alternatively addressed as 351-355 West 14th Street and is located at the corner of Ninth Avenue and West 14th Street.
