$151.4M Capitalization Secured For 335 Eighth Avenue In Chelsea, Manhattan

JLL Capital Markets has arranged a $151.4 million capitalization for 335 Eighth Avenue, a seven-story mixed-use building under construction in Chelsea, Manhattan. Designed by COOKFOX and developed by MAG Partners and Safanad, the structure will yield 188 units with 30 percent reserved for low- and middle-income residents, as well as over 30,000 square feet of amenities, 25,461 square feet of retail space, and 1,150 square feet of community facility space. Financing was secured from Bank OZK and MetLife Investment Management for the project, which broke ground in October 2023.

Cushman & Wakefield Appointed Leasing Agent For PENN 2 Office Tower In Midtown, Manhattan

Vornado Realty Trust has announced a major step in the revitalization of its Penn District campus with the appointment of Cushman & Wakefield as the exclusive leasing agent for PENN 2, a 1.8-million-square-foot office tower undergoing renovations at Two Penn Plaza in Midtown, Manhattan. The partnership aims to position PENN 2 as a premier destination for leading companies in the heart of Manhattan’s Westside.

350 West 44th Street’s Exterior Progresses in Hell’s Kitchen, Manhattan

Construction has topped out on 350 West 44th Street, a seven-story residential building in Hell’s Kitchen, Manhattan. Designed by Z Architecture and developed by Yevgeniy Lvovskiy of ZHL Group under the 350 West 44th LLC, the 66-foot-tall structure will span 31,497 square feet and yield 29 condominium units with an average scope of 964 square feet, as well as 3,518 square feet of commercial space, a cellar level, and a 30-foot-long rear yard. YM Pro Corp. is the general contractor for the property, which is located on an interior lot between Eighth and Ninth Avenues, directly south of McCaffrey Playground.

DoorDash Expands New York Presence with Lease at 200 Fifth Avenue In Flatiron, Manhattan

In a major expansion of its New York operations, DoorDash has inked a lease for more than 115,000 square feet at 200 Fifth Avenue, a 13-story commercial building in Flatiron, Manhattan. The deal is an expansion of the 57,691 square feet that it currently occupies in the structure, which is located at the intersection of Fifth Avenue, Broadway, and 23rd Street along Madison Square Park.

Permits Filed for 115 Seventh Avenue in Chelsea, Manhattan

Permits have been filed for a vertical expansion and repurposing of an existing seven-story commercial building into a 12-story mixed-use structure at 115 Seventh Avenue in Chelsea, Manhattan. Located between West 16th Street and West 17th Street, the lot is one block north of the 18th Street subway station, serviced by the 1 train. Robert Shengchu Huang is listed as the owner behind the applications.

ODA’s 126 East 57th Street Begins Ascent in Midtown, Manhattan

Construction is rising on 126 East 57th Street, a 28-story residential building on Billionaires’ Row in Midtown East, Manhattan. Designed by ODA Architecture and developed by MRR Development under the MRR 1326 LLC, the 346-foot-tall structure will yield 147 condominium units with an average scope of 1,156 square feet, as well as 5,000 square feet of lower-level retail space. WSP USA is the engineer and Plaza Construction is the general contractor for the property, which is being constructed on an L-shaped parcel at the corner of East 56th Street and Lexington Avenue, with a narrow extension to East 57th Street.

125 West 57th Street’s Glass Façade Begins Installation in Midtown, Manhattan

Construction is rising on 125 West 57th Street, a 26-story commercial building on Billionaires’ Row in Midtown, Manhattan. Designed by FXCollaborative and developed by Alchemy-ABR Investment Partners and Cain International, the 440-foot-tall structure will span 260,000 square feet and yield 185,000 square feet of Class A office space, 7,000 square feet of retail space, and a new home for the Calvary Baptist Church, which has operated on the site since 1883 and sold the property to the developers for $150 million in 2017. Leading Builders Group is the general contractor for the project, which is located on an interior lot between Sixth and Seventh Avenues between Christian de Portzamparc‘s One57 and SHoP Architects‘ 111 West 57th Street.

JPMorgan Chase’s Supertall Nears its Pinnacle at 270 Park Avenue in Midtown East, Manhattan

The tallest building on our year-end construction countdown is JPMorgan Chase‘s 1,388-foot supertall headquarters at 270 Park Avenue in Midtown East. Designed by Lord Norman Foster of Foster + Partners with Adamsom Associates as the architect of record and developed by Tishman Speyer, the 60-story skyscraper will yield 2.5 million square feet of office space with a capacity of 15,000 employees, and will become the tallest structure in New York completely powered by hydroelectric energy. AECOM Tishman is the general contractor for the full-block property, which is bound by East 48th Street to the north, East 47th Street to the south, Park Avenue to the east, and Madison Avenue to the west.

Foundation Work Progresses for 740 Eighth Avenue in Midtown, Manhattan

At number two on our year-end countdown of the tallest buildings under construction in New York is 740 Eighth Avenue, a 1,067-foot mixed-use supertall skyscraper in Midtown, Manhattan. Designed by ODA with SLCE Architects as the architect of record and developed by Extell, the 52-story structure will span 776,000 square feet with an 825-room hotel on the lower half and a public observatory with a drop ride attraction above. The property will also feature lower-level retail space, a restaurant on two of the upper floors, and a pool deck for hotel guests. Lendlease is the general contractor, WSP is the structural engineer, and Ancora Engineering is handling excavation and foundations for the project, which is located along Eighth Avenue between West 45th and 46th Streets on the border of Times Square and Hell’s Kitchen.

520 Fifth Avenue’s Curtain Wall Takes Shape in Midtown, Manhattan

At number three on our year-end countdown of the tallest buildings under construction in New York is 520 Fifth Avenue, a 1,002-foot residential supertall skyscraper in Midtown, Manhattan. Designed by Kohn Pedersen Fox and developed by Rabina, which took over from Ceruzzi Properties and SMI USA in 2019, the 88-story structure will span 415,000 square feet and yield 100 condominium units with interior design by Charles & Co., as well as commercial space on the ground floor and four cellar levels. WSP is the structural engineer, DeSimone Consulting Engineers is the façade consultant, and Suffolk Construction is the general contractor for the property, which is located at the northwest corner of Fifth Avenue and West 43rd Street, one block north of Bryant Park.
