New York YIMBY’s 2018 Construction Report: New Building Applications Finally Stabilize After Two Years of Massive Drops

Last year, YIMBY’s pipeline report showed a dramatic decrease in new building filings, with 2015’s multi-family count of 32,702 units falling precipitously, to 19,356 in 2016. Fortunately, the hemorrhaging of pipeline additions has nearly come to a complete stop, and 2017 saw filings for 19,180 multi-family units, a drop of under one percent. Kaufman’s Latest 45-Story Hotel at 140 West 28th Street Revealed, Receives $121 Million for Construction Funding, Chelsea

Eastern Consolidated has secured a $121.35 million debt and equity package for 140 West 28th Street, a 45-story, 526-key hotel set to rise in Chelsea. The deal is comprised of two sources, which are $97.5 million for the mortgage with Bank of the Ozarks, and $23.85 million for mezzanine construction by Square Mile Capital Management.

The blocks of Hudson Yards are the current hotspot for office construction in New York City, with supertall after supertall rising from nothing. But Midtown East might be the only location in Manhattan where major office projects are rising alongside existing fabric. While One Vanderbilt is only beginning to rise above 42nd Street, work is substantially further along at 425 Park Avenue, where Norman Foster’s vision is now climbing past the stump remaining from the site’s former occupant.

Construction is moving along quickly at 30 East 31st Street, in Midtown South, Manhattan. Builders are working on the 40-story high-rise, which will yield views of the Empire State Building and East River. Architect Morris Adjmi is responsible for the design, taking influence from surrounding Gothic architecture for the façade, and the structure is now over halfway to its parapet.
