New York YIMBY’s 2018 Construction Report: New Building Applications Finally Stabilize After Two Years of Massive Drops

Last year, YIMBY’s pipeline report showed a dramatic decrease in new building filings, with 2015’s multi-family count of 32,702 units falling precipitously, to 19,356 in 2016. Fortunately, the hemorrhaging of pipeline additions has nearly come to a complete stop, and 2017 saw filings for 19,180 multi-family units, a drop of under one percent. Kaufman’s Latest 45-Story Hotel at 140 West 28th Street Revealed, Receives $121 Million for Construction Funding, Chelsea

Eastern Consolidated has secured a $121.35 million debt and equity package for 140 West 28^th Street, a 45-story, 526-key hotel set to rise in Chelsea. The deal is comprised of two sources, which are $97.5 million for the mortgage with Bank of the Ozarks, and $23.85 million for mezzanine construction by Square Mile Capital Management.

Permits Filed for High-Rise at 540 West 21st Street, Chelsea, Manhattan

Permits have been filed for a 20-story mixed-use structure at 540 West 21^st Street, in Chelsea, Manhattan. The development should be an exciting addition to the burgeoning neighborhood surrounding the High Line Park.

Norman Foster-Designed 425 Park Avenue Begins to Rise, Midtown East

The blocks of Hudson Yards are the current hotspot for office construction in New York City, with supertall after supertall rising from nothing. But Midtown East might be the only location in Manhattan where major office projects are rising alongside existing fabric. While One Vanderbilt is only beginning to rise above 42nd Street, work is substantially further along at 425 Park Avenue, where Norman Foster’s vision is now climbing past the stump remaining from the site’s former occupant.

Construction Reaches Halfway Point for 30 East 31st Street, Midtown

Construction is moving along quickly at 30 East 31st Street, in Midtown South, Manhattan. Builders are working on the 40-story high-rise, which will yield views of the Empire State Building and East River. Architect Morris Adjmi is responsible for the design, taking influence from surrounding Gothic architecture for the façade, and the structure is now over halfway to its parapet.

Final Demo Permits Filed for 51-Story 126 Madison Avenue, Midtown South

Demolition permits have been filed for the five-story building at 126 Madison Avenue, in Midtown South, Manhattan. The site will become a commercial extension of 15 East 30th Street, a residential high-rise. Photos show construction is moving along for the project, which will top out at 51 stories.

Extell’s Central Park Tower Gets Fresh Renderings, Nears Halfway Point at 217 West 57th Street

The last time YIMBY checked on progress at Extell’s Central Park Tower, rising at 217 West 57th Street, glass installation had just begun, and the building was several floors above its cantilever. Three months later, the supertall’s superstructure is pushing towards its halfway point, and stands over 700 feet above the streets below. New renderings for the project have also appeared alongside its partially-launched website, giving a better idea of interiors, as well as the nighttime lighting scheme.

Permits Filed for New Office Tower at 710 3rd Avenue, Midtown East, Manhattan

Permits have been filed by an anonymous LLC for a 17-story office building at 710 3^rd Avenue, on the corner of 45th Street and 3rd Avenue, in Midtown East, Manhattan. The development will stand four blocks away from the main entrance to Grand Central Train Station, serviced by the 4, 5, 6, 7, and Shuttle trains, along with all lines on the Metro-North railroad.

New Renderings for Four-Building “Gramercy Square” Development, Gramercy

Today, YIMBY has the reveal for some new renderings of the Gramercy Square residential complex, in Gramercy Park, Manhattan. The Chetrit Group and Clipper Equity are responsible for the project, which is comprised of four condominium buildings: The Tower at 215 East 19th Street, The Prewar at 225 East 19th Street, The Modern at 230 East 20th Street, and The Boutique at 220 East 20th Street. The Modern will be a new seven-story building, while the others will repurpose older structures for condominium use, with concurrent façade alterations. All are connected by way of 20,000 square feet of gardens.

Renderings Revealed for Cort Theater Expansion at 138 West 48th Street, Times Square

Today, YIMBY has a look at plans for the restoration and expansion of Cort Theater, at 138 West 48th Street, between Sixth and Seventh Avenues. The building is in the heart of the Times Square Theater District, and was designed by Thomas W. Lamb, first opening its doors back in 1912.
