Façade Installation Underway at 19-Story, 60-Unit Mixed-Use Project, 153 Remsen Street, Brooklyn Heights

Since being four stories in height back in February, the 19-story, 60-unit mixed-use building under construction at 153 Remsen Street, in Brooklyn Heights, has topped out and is now receiving its façade elements. The latest photo was posted to the YIMBY Forums by Tectonic. The latest permits indicate the structure encompasses 90,850 square feet. It will host 4,465 square feet of ground-floor retail and restaurant space, followed by residential units on the floors above. It’s unclear if the units will be rentals or condominiums, but they will average 1,196 square feet apiece. Amenities include a fitness center, laundry facilities, a children’s playroom, storage for 30 bikes, and a rooftop terrace. Quinlan Development and Lonicera Partners are the developers. S9 Architecture is behind the architecture. Completion is expected by the end of the year.

Façade Installation Underway on Eight-Story, 54-Unit Mixed-Use Project at 275 West 140th Street, Harlem

Construction has topped out and façade installation has begun on the eight-story, 54-unit mixed-use building under development at 275 West 140th Street, located on the corner of Frederick Douglass Boulevard in northern Harlem. Harlem+Bespoke offered a glimpse of the building, dubbed Strivers Plaza, in its final stages. The latest permits indicate the structure measures 64,948 square feet. The ground floor will host an 8,024-square-foot market, in addition to 498 square feet of community facility space. On the floors above, 53 of the units (the 54th will be occupied by the superintendent) will rent at below-market rates through the affordable housing lottery. The apartments will come in studios to two-bedrooms, averaging 876 square feet apiece. Radson Development is the developer and Aufgang Architects is behind the design. Completion can probably be expected later this year.

21-Story, 105-Unit Mixed-Use Project Rises to Fifth Floor at 237 Duffield Street, Downtown Brooklyn

Construction has reached the fifth floor of the planned 21-story, 105-unit mixed-use building at 237 Duffield Street, in Downtown Brooklyn. The latest construction photo was posted to the Forums by prolific photographer Tectonic. The latest building permits show an 111,775-square-foot, 222-foot-tall building is in the works. It will have 4,731 square feet of retail space across the ground and cellar levels. The residential units above should average 809 square feet apiece, indicative of rental apartments. Amenities include storage for 53 bikes, laundry facilities, and terraces on the 13th and 21st floors. Castle Rock Equity Group is the developer and Urban Tectonics is behind the architecture. Completion can probably be expected in 2017.

A Closer Look at the Recently Topped-Out Watermark Court Square, 27-19 44th Drive, Long Island City

At the start of the month YIMBY announced the topping out of Watermark Court Square, at 27-19 44th Drive. The 168-unit rental building had added around 17 floors since the end of May. Building permits place the height at 282 feet, although it is not certain whether the figure includes its mechanical bulkhead. In either case, the 27-story tower now stands among the dozen-tallest buildings in the Court Square district, eight of which topped out less than a year ago.
