The 400-foot-long structure, which includes the retail space under the Westin Hotel at the corner of Eighth Avenue, will receive a more streamlined and modern façade, with billboard advertisements. The property owner plans to keep some existing tenants while replacing others, Crain’s reported. Construction is expected in 2018, with occupancy anticipated in 2019.

It will include 1,657 square feet of retail space, for an art craft stop on the ground floor, followed by two apartments across the second through fourth floors, plus an upper penthouse level. The apartments should average 2,028 square feet apiece, which means condominiums are likely in the works. Freeport, N.Y.-based Zambrano Architectural Design is the architect of record. The 1,905-square-foot site is occupied by a two-story structure. Demolition permits were filed in October.

The apartments should average 679 square feet apiece, indicative of rentals. The Lightstone Group is the developer and Gerner, Kronick + Valcarcel (GKV Architects) is the architect. Completion is expected later this year.
