First Look at Seven-Story, 35-Unit Condominium Project, 75 Kenmare Street, NoLIta

In October of 2015, YIMBY reported on applications to expand the three-story parking garage at 75 Kenmare Street, in NoLIta, into a seven-story mixed-use building with 35 residential units. Now, Curbed NY has the latest details on the project, including the first rendering of the building, depicting the entrance. The project will measure 55,484 square feet, 8,122 square feet of which will be dedicated to ground-floor retail space. The residential units, beginning on the second floor and averaging 1,353 square feet apiece, will be condominiums, ranging from one- to four-bedroom configurations. There will also be a slew of amenities, including an 150-car underground parking garage, as reported previously. Kravitz Design is behind the interiors, while Andre Kikoski Architect is serving as the architect. The value of the project is being tagged at $127 million, and DHA Capital, AMS Acquisitions, and First Atlantic Capital are the developers. Construction is expected to begin in the coming months.


1987 Third Avenue

Schematic Drawings Posted Of Nine-Story, 59-Unit Mixed-Use Project at 1987 Third Avenue, East Harlem

In early 2014, applications were filed to expand (from the foundation of) the existing four-story tenement buildings at 1987-1991 Third Avenue, located on the corner of East 109th Street in East Harlem, into a nine-story, 59-unit mixed-use building. Harlem+Bespoke now has schematic drawings of the project, which also reveals its scheduled completion date – December of 2017. The expanded structure will measure 58,728 square feet and will feature 5,871 of ground-floor retail space. The residential units above should average 865 square feet apiece, which means rental apartments are likely in the works. Amenities listed in the Schedule A include bike storage, a laundry, and recreational space, all located in the cellar. Queens-based EM Architectural Design is the architect of record, and Yin Han, doing business as an anonymous LLC, is the developer. The existing structures are currently being reduced to their foundation.



243-255 West 34th Street

32-Story, 300-Key Hotel and Retail Complex Filed at 255 West 34th Street, Garment District

In December of 2014, YIMBY revealed Cornell Realty Management’s plans for a 17-story, 180-key hotel at 245-247 West 34th Street, in Midtown’s Garment District. Those plans have since been discarded, as Cornell and Chetrit Group have divided up their 34th Street assemblage into two separate ownerships. Earlier this year, Cornell announced plans to build a four-story retail complex at 257-263 West 34th Street, and now Chetrit has filed applications for a 32-story, 300-key hotel building at 243-255 West 34th Street. The new building will encompass 155,594 square feet, of which 122,426 square feet will be used as commercial space.

1 Flatbush Avenue

Excavation Begins on 19-Story, 157-Unit Mixed-Use Project at 1 Flatbush Avenue, Downtown Brooklyn

During the summer of 2015, YIMBY reported that demolition was competed on the two-story commercial building at 1 Flatbush Avenue, in Downtown Brooklyn. Now, excavation is underway for the planned 19-story, 157-unit mixed-use building replacing it, as seen in photos by Tectonic. The new structure will encompass roughly 170,000 square feet, 24,500 square feet of which will be used for retail space across the cellar through second floors. The rental apartments should average 793 square feet apiece, and 32 of them will rent at below market-rates through the housing lottery. Amenities include storage space for 79 bikes in the cellar, a fitness center, followed by entertainment lounges/recreation rooms, a library, a yoga room, all located on the third floor, and a rooftop terrace. Developers Slate Property Group and Meadow Partners landed a $110 million construction loan earlier this year. Goldstein, Hill & West Architects is behind the design. Completion is expected in 2017.
