Foundations Nearing Completion at 42-43 27th Street, Long Island City

The mid-rise interior of Long Island City’s skyscraper district at Queens Plaza/Court Square is about to get another addition in the form of a six-story, eight-unit building at 42-43 27th Street. The builder, New York Fast General Construction, lives up to their name as construction is moving at a rapid pace. When we last checked in at the beginning of March, excavation was only starting. Now, a month and a half later, more than half of the foundation walls in the basement are complete, with metal rebar ready for assembly of the ground floor.

Four-Story, 13,000-Square-Foot Multi-Use Building Planned at 944 Home Street, Longwood

Long Island-based Lion State Management has filed applications for a four-story, 13,047-square-foot multi-use commercial building at 944 Home Street, in the Bronx’s Longwood neighborhood, located a block from the Freeman Street stop on the 2/5 trains. The ground and second floors will host 5,349 square feet of retail space, while the third and fourth floors will contain 5,023 square feet of community facility space, which will be used for medical offices. Suk Hwan Kim’s Flushing-based Design Group In H&K is the architect of record. The 2,675-square-foot site, at the corner of Southern Boulevard, is currently vacant.

Four-Story, 28,000-Square-Foot Retail Building Filed at 257-263 West 34th Street, Garment District

In January, news broke that Cornell Realty Management was planning a four-story, 35,000-square-foot retail building at 257-263 West 34th Street, in the Garment District section of Midtown. Now, the developer has filed applications for the project with the Department of Buildings. The structure will actually measure 28,130 square feet above grade and will feature retail space on the cellar through the fourth floors. The fourth floor will also features an upper mezzanine level that that will be utilized as retail space. Michael Even’s NoMad-based ME Architect is the architect of record. The 44-foot-wide assemblage is currently occupied by three unrecognizably altered four-story commercial buildings. Demolition permits were filed in March to knock them down.

Six-Story, Eight-Unit Mixed-Use Building Planned at 5601 13th Avenue, Borough Park

Brooklyn-based Abraham Wieder has filed applications for a six-story, eight-unit mixed-use building at 5601 13th Avenue, located on the corner of 56th Street in southern Borough Park, two blocks from the 55th Street stop on the D train. The structure will encompass 18,366 square feet, with 2,352 square feet to be used for retail space on the ground floor. An additional 2,962 square feet on the second floor will be for a community facility, and the residential units on floors three through six should average 1,116 square feet apiece, indicative of family-sized apartments. Brooklyn-based Asher Hershkowitz is the architect of record. Demolition permits were filed in February for the site’s existing two-story brick house.

Eight-Story, 36-Unit Mixed-Use Project Rises at 24-12 42nd Road, Long Island City

Back in May of 2015, YIMBY revealed renderings of the planned eight-story, 36-unit mixed-use building at 24-12 42nd Road, located in the Queens Plaza section of Long Island City. Excavation work began at the site last summer, and now construction work is underway on the ground floor, The Court Square Blog reports. The structure will encompass 49,050 square feet, of which 4,328 square feet will be designated for ground-floor retail space. The residential units above will be condominiums and should average 817 square feet apiece. Amenities include private storage space, bike storage, an outdoor recreational area on the second floor, and a rooftop terrace. Ampiera Group is the developer, while Jon K. Yung’s Flushing-based MY Architect is behind the design. Completion can probably be expected in 2017.
