Cantilever Takes Shape for 12-Story, 38-Unit Mixed-Use Building at 100 Norfolk Street, Lower East Side

Construction is now ongoing on the eighth-floor cantilever of the 12-story, 38-unit mixed-use building under construction at 100 Norfolk Street, on the Lower East Side. Steel beam construction can be seen in photographs via a Bowery Boogie update. The structure will eventually measure 53,949 square feet, with 11,244 square feet designated as commercial-retail space on parts of the ground through third floors. The residential units, ranging from studios all the way up to a five-bedroom penthouse, will be condominiums and should average 1,124 square feet apiece. Amenities include a fitness center, a yoga room, a common rooftop deck, a garden lounge, private residential storage, and bike storage. Adam America Real Estate, the Naveh Shuster Group, and the Horizon Group are the developers, while ODA New York is behind the architecture. The structure has grown four stories since YIMBY’s last update in December 2015. Completion is expected before 2017.

Two-Story, 22,000-Square-Foot Retail Building Planned at 114 West 125th Street, Harlem

Meatpacking District-based Saab Management Company has filed applications for a new two-story, 22,347-square-foot commercial-retail building at 114 West 125th Street, in Harlem. The structure will feature retail space on both floors, with tenant storage space located in the cellar level. Adrian R. Figueroa’s Hudson Square-based SRA Architecture + Engineering is the architect of record. The project would rise on a 30-foot-wide, 3,000-square-foot plot currently occupied by a dilapidated retail structure, most recently leased to Olympic Town. Demolition permits were filed in February. The site is adjacent to the newly completed six-story retail complex at 100 West 125th Street.

12-Story, 155-Unit Mixed-Use Complex Proposed at 432 East 14th Street, East Village

Benenson Capital Partners and Mack Real Estate Group have proposed a 12-story, 155-rental-unit mixed-use complex at the site of the former Peter Stuyvesant Post Office, at 432 East 14th Street in the East Village. The developers have applied for a variance with the Board of Standards and Appeals in attempt to build four stories higher than zoning allows, DNAinfo reported. The latest permits with the Buildings Department reflect the proposal. If the variance is granted, 9,131 square feet of retail space would be located on the ground and cellar levels. The residential units should average 743 square feet apiece, with 31 of them to rent at below-market rates. Amenities include bike storage space, private residential storage, a fitness center, laundry facilities, and multiple other “recreational rooms.” If the variance isn’t granted, YIMBY assumes the developer will move forward with previously filed plans, which call for an eight-story, 114-unit complex. SLCE Architects is the architect of record. Earlier this year, the first rendering was revealed of the eight-story project.

Eight-Story, 36-Unit Mixed-Use Project Rises to Sixth Floor at 24-12 42nd Road, Long Island City

Ampiera Group’s eight-story, 36-unit mixed-use project under construction at 24-12 42nd Road is now six stories above street level, as seen in photos taken last Friday by JC_Heights and posted to the YIMBY Forums. The structure will eventually encompass 49,050 square feet. It will include 4,328 square feet of ground-floor retail space and will host condominium units averaging 817 square feet apiece. Amenities will include private residential storage units, bicycle storage space, outdoor space on the second floor, and a rooftop terrace. John K. Yung’s Flushing-based MY Architect is behind the design. In April, the structure was having its ground floor poured and had risen five stories in height. The structure can be expected to top out later this summer, with occupancy probably coming for sometime in late 2016 or early 2017.

12-Story Hotel-Medical-Retail Complex Now Under Construction at 36-18 Main Street, Flushing

Foundation work is now underway on the site of a long-stalled-out hotel development at 36-18 Main Street, in Downtown Flushing. YIMBY can bring you news of the construction thanks to a photo posted to the YIMBY Forums by JC_Heights. Building permits for the project, which date back to 2004, detail plans for a two-tower, 12-story multi-use commercial complex that encompasses 290,195 square feet. Commercial-retail space will be located on the ground through forth floors in a common podium. One of the towers will contain a 148-key Hotel Indigo on the fifth through 11th floors. The other tower will feature medical offices on the fifth through 11th floors. The complex will also feature restaurants on the third and 12th floors. It will be served by a 345-car underground garage and have storage for 31 bikes. JWC Architect Engineer is the architect of record, while CMA Landmark Associates is developing. Completion is expected in 2018, per a Queens Courier update from 2014.
