200 East 95th Street

30-Story, 83-Unit Mixed-Use Condo Tower Rises to Fourth Floor at 200 East 95th Street, Upper East Side

YIMBY last brought you an update on the 30-story, 83-unit mixed-use building under development at 200 East 95th Street, at the corner of Third Avenue on the Upper East Side, when rebar was rising from the foundation in March. Now, the structure is four stories above street level and quickly rising, as seen in a photo by Tectonic via the YIMBY Forums. The 317,664-square-foot tower, dubbed The Kent, will eventually stand 367 feet above street level. It will feature 13,225 square feet of retail space on the ground and cellar levels. The apartments, which will be condominiums ranging from two- to five-bedrooms, should average roughly 3,000 square feet apiece. A list of residential amenities can be found in our last report. Extell Development is the developer, while Beyer Blinder Belle is behind the design. Completion is expected sometime in 2017.


19-23 Foster Road

Three Three-Story, Two-Unit Mixed-Use Buildings Coming to 19-23 Foster Road, Prince’s Bay, Staten Island

John Stringile, doing business as an anonymous Staten Island-based LLC, has filed applications for three three-story, two-unit mixed-use buildings at 19-23 Foster Road, in Prince’s Bay, located on Staten Island’s South Shore. Each will measure between 2,874 square feet and 2,950 square feet. Two of them will contain 639- to 649-square-foot ground-floor commercial components, while the third will feature a 619-square-foot educational facility. Two apartments will fill the two upper floors in each building. Across the entire project, the apartments should average 1,046 square feet apiece. There will also be an 18-car parking lot, hopefully behind the buildings. Staten Island-based Stanley M. Krebushevski is the architect of record. The 10,476-square-foot plot, on the corner of Wheeling Avenue, is vacant. The neighborhood’s Staten Island Railway station is located three blocks to the south.



827-831 Broadway

14-Story, 84,000-Square-Foot Multi-Use Commercial Building Filed at 827 Broadway, Greenwich Village

Back in August of 2015, Quality Capital and Caerus Group acquired, for $60 million, the two four-story, mixed-use buildings at 827-831 Broadway, located between East 12th and 13th streets in Greenwich Village. Now, the developers have filed applications for a 14-story, 84,108-square-foot multi-use commercial building at the site. The building will stand 289 feet above street level. It will feature retail space across parts of the cellar through third floors, 6,394 square feet of medical office space on parts of the second and third floor, and office space on the fourth through 14th floors. Amenities will include storage space on the cellar, a terrace on the fourth floor, and a rooftop terrace. The existing buildings, which together measure 36,500 square feet, include retail on the bottom two floors and apartments on the upper two floors. Chelsea-based CD3 Architecture is the architect of record. Demolition permits have not yet been filed.

New Commercial-Retail Buildings Filed Along Admiral’s Row at Brooklyn Navy Yard

It was revealed in May of 2015 that New Jersey-based Steiner Equities Group, selected by the Brooklyn Navy Yard Development Corporation, would be redeveloping the corner of Flushing Avenue and Navy Street into a multi-building commercial complex. Now, the developer has filed applications for three of the four planned buildings. At the corner of Flushing and Navy, filed under 1 Flushing Avenue, a new single-story, 12,600-square-foot retail building is planned. Directly to the east, at 3 Flushing Avenue, a two-story, 36,645-square-foot retail building is in the works. To the north of 1 Flushing Avenue along Navy Street, at 25 Navy Street, another two-story retail building measuring 41,200 square feet is planned. A fourth building, this one five stories in height, is planned at 21 Flushing Avenue. That structure, to total 248,489 square feet, will include a 74,000-square-foot Wegmans market and 126,000 square feet of industrial space. S9 Architecture is the design architect. Steiner is ground-leasing the property in a 96-year lease, which is currently scattered with the crumbling remains of Admiral’s Row. Two of the dilapidated buildings along the corridor are being restored, but the rest are to be demolished. Completion is expected in 2017.
