L+M Development Partners, Triangle Equities, and The Bluestone Organization have closed on a $95.7 million loan to complete Beach Dunes III, a mixed-use affordable housing property on the border of Edgemere and Far Rockaway in Queens. Located at 331 Beach 35th Street, the building will include 146 mixed-income apartments, 2,100 square feet of commercial space, and a 1,160-square-foot community center.

Designed by Kutnicki Bernstein Architects and developed by Witold Brend under the Marria LLC, the upcoming 75-foot tall development will yield 28,436 square feet, with 24,666 square feet designated for residential space spit across 30 rental units averaging 822 square feet apiece, 3,770 square feet for commercial space, a cellar and a 22-foot-long rear yard. Brend Restoration is the general contractor for the project, which is located on an interior lot between Freeman and Green Streets.

Designed by ODA Architecture and developed by Gemini Rosemont, the structure yields 44 condominium units designed by Whitehall Interiors in one- to four-bedroom layouts, as well as 5,830 square feet of ground-floor retail space for two tenants. Compass Development Group and The Franklin Team are leading the marketing for the property, which is alternately addressed as 531 Sixth Avenue and located at the northwest corner of West 14th Street and Sixth Avenue, just above the border with Greenwich Village.
