Renovations Planned at Two-Story, 27-Unit Mixed-Use Building at 159 North 3rd Street, Williamsburg

Redsky Capital is planning to conduct renovations on the two-story, 27-unit mixed-use building at 159 North 3rd Street and 158-170 North 4th Street, in Williamsburg, located four blocks from the Bedford Avenue Station on the L train. The property owner recently secured a $19 million loan to refinance debt and to fund the project, according to Commercial Observer. Ground-floor retail space totals 48,860 square feet, while 27 rental apartments currently spread across 25,510 square feet of residential space on the second floor. Roughly 21,000 square feet of retail is vacant, although the entire block-thru building is expected to receive renovations and upgrades. Current retailers in the building include a Foodtown supermarket, and the restaurants Umani Burger, Sweetgreen, and by CHLOE.

Back in January of 2014, the Landmarks Preservation Commission approved the eight-story, five-unit mixed-use project at 372 Broadway, in TriBeCa. Construction began on the building’s conversion in early 2015, and now YIMBY has new details and never-before-seen renderings of the condominium project, which goes by Six Cortlandt Alley. Curbed NY was the first to report on the project’s sales launch.

Three-Story, Two-Unit Mixed-Use Building Coming to 2160 Powell Avenue, Unionport

Nissan Cohen, doing business as an anonymous Bronx-based LLC, has filed applications for a three-story, two-unit mixed-use building at 2160 Powell Avenue, in Unionport, located five blocks south of the Castle Hill Avenue stop on the 6 train. The structure, to rise on a triangular plot bound by Powell Avenue and the Cross Bronx Expressway, will measure 4,985 square feet. The first two floors will host 3,197 square feet of commercial-retail space, and the top floor will contain two apartments, averaging 894 square feet apiece. Queens-based Gerald J. Caliendo is the architect of record. The 3,271-square-foot lot is currently vacant.

Retail Renovation Planned at Four-Story, 21,800-Square-Foot Commercial Building, 220 West 57th Street, Midtown

Back in 2014, Thor Equities and General Growth Properties were in contract to acquire the four-story, 21,837-square-foot commercial-retail building at 220 West 57th Street, in Midtown. Now, the developers are expecting to close on the property – an individual landmark dubbed the Society House of the American Society of Civil Engineers – for $85 million in June, according to The Real Deal. Its existing tenant, Lee’s Art Shop, is in the process of moving out, probably in time for the sale, DNAinfo reports. The new owners plan to renovate the building into luxury retail space. Any exterior alterations to the building will have to be approved by the Landmarks Preservation Commission. The property comes with 104,160 square feet of air rights.


42-20 27th Street

Excavation Underway for 15-Story, 99-Unit Mixed-Use Project at 42-20 27th Street, Long Island City

Back in November of 2015, renderings were revealed of the planned 15-story, 99-unit mixed-use building planned at 42-20 27th Street, in the Queens Plaza section of Long Island City. Now, excavation is ongoing at the site, The Court Square Blog reports. It was previously reported the project would rise 18 stories and contain 195 rental apartments, but filings were never updated to reflect those figures; they still detail a 15-story, 99-unit project. The structure will encompass 141,077 square feet, of which 20,304 square feet will be designated for ground-floor retail. The residential units should average 1,160 square feet apiece, indicative of condominiums. Amenities listed in the Schedule A include a 573-square-foot bicycle storage room, private residential storage, and an inner courtyard. Rabsky Group is the developer, with ODA New York behind the design. Completion is expected in spring 2018, per on-site signage.
